Unfortunately, a big seller for 227,900 shares queued up to sell at $0.39.  If done today, this will help to increase the volume of this stock significantly though.

More than 80% of North Gaia units are 3room+ options, 16% are 4-room and above. This compares to more than 18% for OLA and 20% for Parc Greenwich for 4-room and above, which have both 2 bedder options too.
North Gaia?s 3Br and 3Br+ are all between 958-1076sf, so they likely could be priced to attract in today?s otherwise elevated market. This, as compared to if the 3BR+ are 1200sf area. Piedmont Grand for eg. consist of larger units. Having a more ?liquid? unit size, would likely help them to move the units and allow Sing Holdings to move quickly beyond its existing project in North Gaia. In any market condition, the faster the units move, the quicker it can monetise and reallocate the capital. Sing Holdings provides the most immediate and direct exposure to the EC market in SGX today. Peer developers for other ECs are usually privately owned, or develop EC as a smaller portion of their public businesses.

April 11, 2022 5:15 PM SGT  The first executive condo (EC) of 2022, North Gaia, opened its sales gallery and showflats for public preview last weekend. The sales gallery at Canberra Link drew about 2,000 visitors by the close of Saturday, and another 1,700 on Sunday. This brings the tally of visitors over the weekend of April 9-10 to 3,700.
&ldquo The last time we saw such crowds was three years ago in the pre-Covid era,&rdquo says Doris Ong, deputy CEO of ERA Singapore. &ldquo A lot of people haven&rsquo t visited showflats in a long time.&rdquo
The 616-unit North Gaia at Yishun Close opened for e-application on April 7, and will be launched for sale on April 23. &ldquo We are very encouraged by the strong interest in our project,&rdquo comments Lee Sze Hao, CEO of Sing Holdings, the developer of North Gaia.
Ismail Gafoor, CEO of PropNex doesn' t see the strong turnout as " revenge property buying" in the wake of the easing of restrictions. &ldquo We knew this was going to be the hottest-selling project of 2022,&rdquo he says. &ldquo With the latest EC land bids crossing $660 psf per plot ratio, the upcoming projects will be launched at higher prices. We therefore expect strong interest due to pent-up demand for ECs.&rdquo   Limited supply is another reason, with fewer than 15 units left unsold from the existing stock, points out Gafoor. There are only two EC projects that have remnant units for sale. The 413-unit Provence Residence at Canberra Crescent, which was launched in May last year, has just three unsold units. At Parc Greenwich on Fernvale Lane in Seletar Hills, only 10 of the 496 units in the EC project remain unsold.
Like Provence Residence and Parc Greenwich, North Gaia is located in the northern region. What&rsquo s more, the last new launch of an EC project in Yishun was in 2015, says Mark Yip, CEO of Huttons Asia. &ldquo Buyers are therefore eager to see what the first EC launch in 2022 is offering,&rdquo he adds. The relaxation of safe management measures for developers&rsquo sales galleries has allowed more prospective buyers to view the showflats. At North Gaia, viewings were still conducted by-appointment only. This was done to ensure the safety of visitors, says Sharlin Tan, head of marketing and sales at Sing Holdings. &ldquo Viewing appointments were set up at various intervals to give us time to sanitise the sales gallery,&rdquo she explains.   |

Indeed in 2017, it spiked to $0.515 which was 0.8x then NAV of $0.64 and 0.55x RNAV of $0.94 ie +$0.30 EPS from Parc Botannia before dividends are paid out and write down of Melbourne Hotel. 0.8x current NAV of $0.7837 = $0.625.  Similarly, 0.55x RNAV of $1.0837 = $0.595.  Your expectation of $0.60 using the same metrics is correct. RNAV is likely more than $1.0837 because the Melbourne Hotel has been severely written down and is likely to be revalued upwards as business starts to improve.  Continued sales of units at biztech centre will also contribute to RNAV increasing. Let' s not forget that Sing Holdings'   share of Parc Botannia was 70% with an effective stake of 388,705sq ft.  Their stake in North Gaia is 100% or an effective stake in 648,423sq ft.  While margins are lower for North Gaia, the higher effective stake still makes it likely that they can earn $0.30.  To make $0.30, their net profit had to be $309.49psf for Parc Botannia whereas to make $0.30 for North Gaia, their net profit only needs to be $185.52psf.  ie $123.97psf less. Parc Botannia Land Cost 517psf, sales price 1301.67psf.  Net profit estimated $309.49psf, all other costs including taxes = $475.18psf. North Gaia Land Cost 576psf, sales price 1250psf (lower end of the guidance of 1250psf to 1280psf).  Required net profit of 185.52psf (to make $0.30), all other costs including taxes = $488.48psf.  Note that taxes will be lower due to lower net profit margin and will help to offset the increase in other costs.

It is a matter of time before they catch up. The operating income and revaluation gains from Hotel Melbourne, further sales of Biztech Centre units and TOP profit recognition will provide a base this FY.
The emphasis on ?growth via development? has been a clear signal by the management for some time. This is a growth story, which would allow it to trade at higher multiples over time.

we can only hope that is the case.  how can it be that it was 39c in 2017 before the run up, made 30c eps from parc botannia (paid us 7.425c in dividends and added 23c to nav) and now likely to make another 30c from north gaia and the share price remains at 39c in 2022?  lol. the difference between 64c+23c = 87c vs the current 78.37c is mainly the 7.76c loss from the write down in value of the Melbourne hotel during the same period and there is still some earnings to be recognized for Parc Botannia in H1 2022.

Back in 2017, Parc Botannia was launched, and Sing spiked to 0.52$, at 80% of then-NAV of 0.64$ and 30% of RNAV of $0.77.
Will Sing in 2022, be in 0.60$ range, at 80% of current NAV or a 40% discount to RNAV of 1.10$?

similar to Parc Botannia, their timing is perfect, bought land in 2016 just before re-rating of OCR took place in 2017 so managed to sell for 100+psf more in addition to their original expected profit at point of bidding.  for north gaia, bought in 2020 just before EC land bid prices and ASP took off in 2021 and cleared out almost all the EC units so they are able to earn that extra 100+psf in addition to their original expected profit again.

GFA 648423sq ft.  To achieve EPS of $0.30, Net profit = 400,994,652 (no. of shares)*$0.30=$120,298,396 If you believe that Sing Holdings can earn NET profit of $120,298,396/648,423sq ft = 185.52psf (I believe you do), then voila, Sing Holdings can earn $0.30 in TOTAL from North Gaia project alone but of course this must be spread out over the years from now until TOP. |
