Relax lah Anyway, the current selling 1.17 is by Citi. I queued a small buy there and it was done in 8 trades, all by the same counter party. Think it was probing.   |

This omicron is a big thing, big news in China because of the Winter Olympics. in short china real estate asset are not in vogue at the moment. any company that has china real estate, if bundle up, sell them and reduce debt will have rerating of their share price. not projecting the long term ah. long term should be up as their economy growing up, inflation going up.  real estate is always a better inflation hedge then gold as real estate produce income with protection from inflation while gold only has price increase only. just look at the maple com trust merge with maple nac trust. maple nac trust main asset producing income is in hk where zero covid policy is starting to show hard to work and with not so high vaccine rate. it is heading into trouble.  so i think if there really such a move to merge clct and cict. i will vote hands and legs to shoot it down. at least for now is like that. |

Agree that CICT should not focus too much on china now that china engine kinda die fire liao. I will exit CLCT when price is right, hopefully in time to do so.

i m of opinion that china is still learning in the control of real estate development. for a long time they cannot get the developers to be obidient and be measures in their act so last year hash measures were the results. now they toning down a bit but still it is very much like authoritarian. those not along with the measures (country policy) will probably be eaten up by those obeident one. a results of not including debt in such take over as part of 3 red line. i have clct and cict.  much smaller portiuon in clct as confidence need time to build. like last year street economy, one do not know how much it hit the shopping centers. i take the injections of other type of real estate into clct as a sign that situaitons are not so good so they try to average out the down side. hipe in next report they can at least say something about impact from street economy. otherwise clct dividend rate is attractive. over many years will be a winner if they stop issuing more shares to dilute the return. |

I think Ascendas reit was already doing that. So why did Capland Investment take out Ascendas' s China asset after it acquired Ascendas? Those assets were (at least partly) bought by CLCT. As for concentration risks. There are always people who would want to buy only single country or even single sector single country reits. When FLCT was FL& I it decided to acquire assets in Europe. A lot of people were making noise because they wanted a Aussie properties only reit. MCT and MNACT case, same, a lot of people making noise cause they only want SG based reits. CLCT is diversifying to industrials and commercial. China alone is a very big market. And capitaland has a very early and strong presence there. Maybe they have the might to use 1 reit to focus solely on China.

Just thinking out loud.... - CLCT may need to reduce its concentration risks in China.  - CICT may need to speed up the process of pivoting to in-demand " new economy" sectors such as data centres and e-commerce logistics which CLCT has already started pivoting towards in China.  - Both Reits may need to further &ldquo scale up&rdquo to lower their cost of capital and stay attractive to big foreign funds.  In the above context, does a CLCT + CICT merger make sense? |

Anything and everything is possible. But, didn' t CLCT just take over Ascendas' s China asset after it came under the capitaland umbrella? That made Ascendas non-China based industrial reits. CICT on the other hand is going out of SG. The latest acquisition was in Australia, a Office cum Retail property. It lloks to me CapLand is separating China from others? I am guessing Mapletree after the merger may go beyond China/HK/JP/Korea also. A different approach. Just my opinion. I could be well off here though.   |

My view is, unlikely, at least not in the near future. But hor, never say never.....who knows? Btw, CLCT need to show a set of good results & good DPU to convince. Thereafter, will see it move......again is my view only.
