I think your assumption is too simplistic. Do not forget that Volare Group just make an offer to increase their holding by 10% in Jan 2023. They will not do that, only to vote for " internalisation" now if they think internalisation is doomed to fail. If anything, the timing of the recent corporate actions also do indicate that there is a possibility that Volare Group in conjuction with Quarz may want to wrest control of Sabana Reits from ESR Group and the first step will be to diminish the overwhelming influence ESR Group have over the manager managing Sabana reits.  Even if we assume Sabana Reits prices really did drop to 30 cents as projected by DBS, ESR Group definitely will not be the only one interested to buy over Sabana Reits.

Tenants will keep renewing their leases. No reason for them not to do. Why always this hysteria? Sabana has proper industrial property, where there is a change in management &ndash from external to internal manager. That' s all. Tenants don' t care. DPU dropping like stone, NTA tanking..... hahaha. Singapore industrial property market is in good shape with solid demand. Tenants will stay.  | ||||

fails when tenants stop renewing lease and DPU dropping like stone and NTA tanking. According to DBS report, it sets a target price of 30 cents so once share price hits 30 cents, some margin calls and all the confidence in the company starts to crash then banks start recalling loans and then have to resort to firesale assets to pay back bank loans. There is no time limit per say, but the occupany rate and the DPU will show whether the internalisation fails or not lo..

Tiagong if internalization fails, then trustee must liquidate the reit, fire sale the assets. But how to fail if there is no time limit, can take own sweet time to internalize right? OR is there a time limit Sabana must sucessfully internalize or will be forced by regulators to liquidate? | ||||

Has worked in other countries. Will work in Singapore. During transition, strong guardrails in place. I guess trustee has already scheduled first meetings with MAS and SGX RegCo.

DBS way too conservative. No choice for them, must err on the side of caution. Unit price will NEVER go down to 30 cents. Nonsense!!

Nah, they are just talking about POTENTIAL removing their managers. They all are observing whether Sabana reit can succeed or not. What makes them so sure Sabana reit internalisation will be a success?

it still has to depend on whether guinea pig Sabana reit can pass the test or not. Good that Sabana reit be the guinea pig to test out internalisation.

anyway, sabana unhalt already. just halted because manager waiting for trustee to confirm that they are still the manager. winners go on winning while losers focus on others  ![]() ![]() after merger voted down, sabana goes to 40+ cents,  after egm, sabana unitholders will own manager hahahah... good things keep happening to sabana shareholders  |

ya lar.. because ESR lose at egm mah![]() , so luckyguy has to continue working... luckyguy angry la, already tell everyone bye for 3-6 monthstell dbs give up on sabana as a rights and placement client la. dont even need to put target price la.. ![]() ![]() we will never be as good as a client as ESR REIT who can do sometimes 1 placement and rights ever year  so that bank like dbs can earn nice commission $$$ there will probably be 0 rights and placement now under sabana internal manager... sabana will just increase ocuppancy rate, dividend, aei and increase share price so that all shareholders huat!!! luckyguy also very sad.. because his ESR REIT today touch 31.5 cents low..  very sorry la.. sabana not joining you there.. you own time own target la    |

Well, I think any takeover will take place when Sabana reit reaches 30 cents target price set by DBS lo.. Especially if the internalisation fails to work and Sabana reit is in a mess, then Sabana reit will be taken over at low ball price of say 30 cents lo as tenants all stop renewing their leases etc... Many hungry vultures circling around Sabana reit waiting for the internalisation to fail then can take over at firesale price. Of course shareholders of Sabana reit will want the internalisation to work while some parties want it to fail so that they can scoop up Sabana reit for dirt cheap price.
