Gross margin maintained at a high level of 46.5% Goldman Sachs (TP: S$1.62) We revise our 2019E-2021E EPS by -3%/+6%/+3% to reflect slower-than-expected revenue booking YTD, management&rsquo s upbeat property sales guidance, resilient margin trend as well as the latest project acquisition in Shanghai. After incorporating our latest end-2019 FX forecast (5.07 for Rmb/SGD vs. 5.00 prior GHe), we slightly revise down our end-19E NAV and end-19E NAV-based target price by 1% to S$2.95 and S$1.62, respectively.  HSBC Research (TP: S$1.30) We reiterate our Hold rating with a higher TP of SGD1.30 (from HKD1.28), based on our unchanged NAV discount of 65% (1SD below historical mean) applied to our revised NAV of SGD3.70 (from SGD3.67). We have slightly raised NAV after factoring in the new landbank acquisition but was largely offset by our lower RMB-SGD exchange rate assumption (from 0.199 to 0.192). With 14% implied upside, we maintain our Hold rating as we forecast earnings growth to remain subdued in FY19e. Key downside risks include a slowdown in contracted sales in tier-1 and -2 cities due to property-specific policies in China, high cost land acquisitions that negatively impact margins, a delay in key project launches and exchange rate volatilities in SGD, USD and CNY. Key upside risks include better-than-expected contracted sales growth, meaningful relaxation in property-specific policies in top-tier cities, and a favourable exchange rate movement in SGD, USD and CNY. In summary, the share is undervalued!! Bought more at S$1.10 (52-weeks low) to average down.
