![]() Under the current rules, which were revised in 2020 following a public consultation, Reits should not have aggregate leverage exceeding 45 per cent of the funds&rsquo deposited property.
HIGHER interest rates and lower property valuations have pushed aggregate leverage ratios of real estate investment trusts (Reits) towards regulatory limits. However, industry watchers are divided on whether tweaks should be made to the gearing ratio limits to offer some relief to the Singapore-listed real estate investment trusts (S-Reits). Experts polled by  The Business Times  (BT) said the need for flexibility needs to be weighed against investor protection considerations.  
Tan Boon Gin, chief executive of Singapore Exchange Regulation, noted that office Reits with overseas assets, for example, have suffered a &ldquo triple whammy&rdquo . &ldquo Tenants now want smaller spaces and are moving away from workstations to common areas. They may also need to green their building. These are all very capex intensive,&rdquo he said in a fireside chat at the Reit Association of Singapore conference in August. To raise money, Reits could increase equity or sell properties. But these options may not be feasible when unit prices have fallen significantly, and market conditions for asset sales are not conducive. Read the full report on BT |

Do you think we can start some class action against the Reit Managers for their poor/slow/non-action, incompetency etc? Or get SIAS to help out if we are able to band together in numbers?      | ||||

They couldn't careless as long as they still can continue to earn their fees , as for unit holders , no distributions is not their problem. I am prepared to write off my small investment , hope this fold asap so that they do not have the fees to earn any more .

I told them they should put in place a remediation action plan and securement of loan commitments and guarantees, before they did the revaluations which was not a requirement in the first instance.  Other US Reits did not do likewise.  They could also have spoken to other REITS to get a sense of their plans. Basic common sense.  Lacking good judgment.  The bad news which precipitated the plunge was due to totally bad planning and insight into investor pschology.

Go write to the Company PR Relations to push them into immediate action and announcements on any positive developments.  They only know how to announce bad news type, without any proper action plan in place.   |

Not necessarily. Any trading by management needs to be disclosed. If not senior management then anyone with over 5% of a company needs to disclose any movement of over 1%. 42m shares is just over 2%, so any shareholder below 5% who is not senior management would not have to disclose such a trade unless it takes them above 5%.

If shareholders sell at earlier stage , you will get something , But no shareholders will do that and simply drag drag drag and untill it die and then  suspend , delist.  Nothing you will get ,  many shareholders following like this.

For such a large transaction of 42 Mil shares, it must involve movements of Major shareholders. So MUST need to disclose on SGX annoucement. Correct? |
