already tell you already leverage at +42% mah... think it is one of the highest among s-reits so to buy more properties, means might need to do placement and rights which are more than often have to be issued at discount to market price la?? negotiate with JTC to extend lease expiry also means might need to put in more money which probably have to be paid by placements and rights which also probably have to be issued at discount to market price la??    aiyoyo... we always come back to this  |

Some negative ppl come to this thread to spread fear. They themselves are not the shareholders and they dun attend AGM/EGMs. They only know\ how to repeat and repeat the same old points but they PURPOSELY ignore what others or the ESR Management are saying. And when u tell these negative ppl that ESR-LOGOS is venturing overseas to solve the short lease problem, they " purposely" ignore it and keep attacking ESR-LOGOS. Very clear they are here to cause panic and spread fear. I hope ESR-LOGOS management take action soon to stop the market manipulation fear mongering Anyway they can continue to spread negative false information, the more the better, then more evident to bring them to justice. :) |

ESR-LOGOS is venturing overseas and overseas properties are FREEHOLD which will appreciate in value over time. This appreciation will help cushion those properties here with short leases. AND they can discuss with JTC to renew/extend the leases. Every reits that have local properties are facing the problem of short leases because in Singapore, industrial properties have lease of 30 years. This applies to Mapltree, Fraser too etc.. One way is to venture overseas to compensate for this drop which ESR-LOGOS is now actively doing. I see this as the big step in solving the problem of short leases  affecting the NTA.  Some ppl do not understand the logic of venturing overseas, just know how to repeat and repeat like a broken record .. please.. u not tired of repeating the same old thing, I think many users are sick of it too. At least ESR-LOGOS is taking steps to solve the short lease problem by venturing overseas.   |

The calculations are based on ACTUAL FACTS and attached are all the necessary sources.. unlike some ppl who may be a clone of another person coming here everyday to talk nonsense and fear mongering:) Wonder why Admin allowing all these nonsense? It discourage real and serious users from serious sharing. Anyway is ok :) I will wait for reply from the authorities for someone spreading false information and market manipulation

Have you also factored in that in less than 10 years, the value of ESR Biz park at Chai Chee, Jackson Square etc.. which is approx 9% of protfolio value  might contribute 0 rental income as their land lease would have expired?? What will be the drop in DPU when that happen?? more than 10% drop in DPU??    |

oh my goodness...  if the increase in GFA is 265k at 7000 Ang Mo Kio, and the total GFA of ESR Logos is about 26m The increase in GFA of the portfolio due to the AEI is a  TINY TINY TINY TINY 1% approx which means the rental also increase about there what are you even calculationg???!!!??? LMAO    |

The AMK 7000 will improve DPU by around 0.1/2.9 = 3.5%. Then not forgetting positive rental revision will may mean an improvement of 5%. Then the other 2 AEIs once they can fill up to > 90%, will also contribute even more improvement. So going forward things are looking positive. Just like how Sabana reit' s completion of it' s AEI for it' s new tech park improves the  DPU and share price adjusted up once that happens, same will go for ESR-LOGOS once future results take the positive improvement from the 3 AEIs in the next 1 to 2 years

Clarification: ESR REIT' s current AEI is to add 265k of GFA at 7000 Ang Mo Kio Current GPA 1000k (Refer to attached screenshot) and AEI results in an increase of 265k is about 25% Valuation for 7000 Ang Mo Kio: $300M, Total number of shares 6600M (refer to attached screenshot) ==> AMK 7000 constitute ($302M)/(6600M outstanding shares) = 4.6 cents to the NTA of 36 cents = 13% ==> Assuming therefore AMK 7000 contribute about 13% of the DPU of around 2.9 cents ==> AMK 7000 contributes 13% x 2.9 cents DPU = 0.38 cents to the DPU of 2.9 cents ==> The AEI will add 25% to the DPU = 25% x 0.38 = 0.1 cents Therefore the AEI will increase the DPU from 2.9 cents to 2.9 + 0.1 cents = 3 cents With + rental revision to the newly created space, we may get more than the extra 0.1 cents. Right now , there are 2 AEIs completed late last year and new tenant are still moving in for Changi ESR BizPark (Sept 2021 completed), Tai Seng  (completed 4Q2021, 76% committed). So the overall effect of the 3 AEIs, AMK 7000, Changi ESR BizPark and Tai Seng will add at least 0.2 to 0.3 cents when dust is settled which means that DPU we looking at will be around 3 to 3.2 cents which translate to yield of 8.1% to 8.6% yield based on the current  share price of 37 cents.  All these are just the impact of the current AEIs. Not forgetting the potential improved contribution due to the Change BizPark since WFH is not a thing of the past. Then we also not forget the positive impact due to the merger with ARA LOGOS, the saving of costs and interest. I forsee a DPU of 4 cents within 2 years which will mean a yield of almost 11%..  |

ESR REIT' s current AEI is to add 265k of GFA at 7000 Ang Mo Kio just to give a sense of prespective.... the ESR Logos portfolio has about  26m sqft of GFA so the upcoming AEI addition is a tiny tiny probably 1% of the total portfolio GFA  How much more rent do you think this 1% addition will contribute? these guys are funny lmao... talking as if the AEI is a big part of portfolio.. pls check the data man..    |

Likely he is a short seller, so happy that got bearish sign.  How I wish there is a " losing money" sign for these evil short sellers. Imagine, when the stock goes down, only short sellers celebrate. But when stock goes up, the whole world celebrate the downfall of short sellers.  Good!!

The reason given for the drop in shareholding from 215M to 212M is passive capital restructing. There is no mention of the word selling and selling price in that annoucement. U are posting fake information to manipulate share price.  Anyway we should wait for ESR-LOGOS' reply.

Click on the link and see ownership tab.  It clearly showed the top 5 shareholders added and not sold.  No need to click on form 8 and see, so troublesome.  Even if exchange from Alog also increase in ESR-LOGOS and never sell also means they holding on to their new ESR-LOGOS. https://www.sgx.com/securities/equities/J91U

Dont be funny la.    If you check carefully on the sgx announcement esr logos management page, some of the increase in shares is probably due to them swapping their A Log Shares for ESR Logos shares, some is due to payment of management fees by units, some is due to change of holding vehicles. For mondrain, their filing on 1 May 2022 on ESR fund management sgx announcement page actually show deem interest decreasing from 215m to 212m and the stake change from 5.3% to 3.2% due to the enlarged entity. just check the sgx form 3 filing urself la...wah piang... you guys better make you can back up your claim that they buy shares on market and not that it is just an exchange of Alog for ESR Logos shares or getting shares from payment of fees by units, change of holding vehicle. if people use your claims and buy and lose money.. gonna be big problem.... i tell u first... for me i tell people.. go check the filings yourself on sgx announcment and READ CAREFULLY THE FORM 3 and you can see who is right DYODD     |

Quite confident when all more % of AEIs are completed, the DPU will shoot back to 4 cents per year at least. If you look at Sabana reit, once the AEI of their new tech park was completed, DPU improved.

There are 2 persons here who are posting anti-ESR-LOGOS postings and resort to post fake news akin to market manipulation. One posted while the other one supported him. I have already submitted his posting to ESR-LOGOS management and SGX and MAS. Hope he gets investigated for market manipulation. Admin tries to save him by deleting the relevant threads but I have already capture the screenshot of his posting. Basically he is saying there is sell down by big shareholder which is 100% false. He is trying to cause panic and selling by the holders. Imagine for Twitter IF u say big holder Elon sell down his stake, it will cause twitter share price to tank. Since Admin does not wish to escalate this matter in this forum, so I send the screenshot to the authorities...
