Was at Paragon this afternoon and I was expecting it to be empty cos no tourists but can' t be more wrong. Parking was very full, less than 10 lots available at around 3pm and footfall was high, particularly at basement level where all the F& B are. Tbh, the high end retail shops don' t really see many people but maybe too atas! Otherwise, I think Paragon is doing ok their suburban malls like Railway Mall and Clementi Mall should also be doing ok since they service people who live around the area | ||||

Ice Mountain, you can take up this thread since you like this gem. I am vested but am leaving SJ to seek new directions, unlike this stock that has gone nowhere in the last month or so...  may it rise from the ashes again!

SGR as in starhill global reits?  You worried about metro leaving Paragon when the top tenant in SPH Reits only contribute 3.2% but you not worried about toshin leaving Ngee ann city? Toshin alone contribute 22%+ of SGR' s gross portfolio rent.

I am out . Paragon is no even closed to MRT station , across ther oad somemore . Will buy more SGR . Much better asset locations and dividend yield . | ||||

I see lots of foreign brand names. Upmarket mall indeed. Would like to see hourglass, Rolex, RSH, and other foreign Brands come here set up shop. May even have medical clinics and services for cancer and heart care.

Paragon is not usual mall. it is high class mall with luxury goods on sale. As spore becomes even more affluent, lots of shops retailing goods purchased by rich people can come paragon. It has potential for redevelopment into an even bigger mall, super spacious mall.

SPH Reit to focus on ~providing sustainable rental income~ Prefer to rely on news which is more recent and relevant. IMO REITS is now on recovery phase since mid Nov 2020 but slowly. If it closes down for the short term there might be some impact but then again. anchor tenent usually pay lesser. If they manage to split it up into smaller stores it is possible that they can make the mall more attractive with more diverse and balance tenent mix.  I dont think got alot of people travel to paragon just so to visit metro? Robinson left JEM and leave the space there vacant for a couple of months while IKEA is preparing to take over next year.  WIth IKEA there, the foot fall will more likely go up and benefit all tenents. So don worry about metro leaving paragon... those stuff the managerment will handle. Max impact is also only about 3.2% if we assume Metro is the largest contributor.

The management of SPH reit had already hinted so clearly on the movng out of this anchor tenant , METRO in the Q ans A of their AGM. May sell my SPH reit tomorrow . Now come to think of this : Why the Chairman and his wife sold al their 500,000 uits few weeks ago at 0.86 ? He shuld now the inside news better than anyone . Even NTUC also sold some .

Standalone mall seems to be deserted by the crowd . The best of the best of Orchard is seems to be THAT STRETCH of ION----WISMA ATRIA---NGEE ANN CITY . All  malls are linked together , with a MTR station below . |

Robinsn will be vacating Hereen and Raflle city tower soon , Many big spaces available , but less big tenants around . Hope Paragon management can convince Metro to stay put .

Not easy... not easy indeed. That is a key risk. But there are not only metro departmental store. Good to have several big tenants and not rely on anchor one.
