Properties are locations-specific. So to answer the question, you have to look at where you are buying the properties. I did an analysis comparing the gains from the KLCI with the Malaysian Housing Price Index (HPI) and found that if you have a 30 years investment horizon, you are better off with properties. Refer to the chart below. But I have seem the opposite results for the US or UK. Have anyone done similar analysis for Singapore?  I have also broken down the comparison by house type and regions.
