Personal attack?..... you are the one who first called my posting here " useless" ..... you mean to say we can' t post anything on the AGM? There were forumers who talk about the wonderful food servings at UMS AGM but nothing on what was discussed there .... why you didn' t go attack them? Now running crying to Admin...... gosh!

in 2017 when they took over cambridge reit to now almost 30 cents and DPU 2.2 cents and continues to fall 
Just dec 2023, NTA was 32 cents, now at end of March NTA dropped to 31 cents. 1 quarter NTA drop by 1 cent!!!!

By far the best AGM in term of organisation and pleasing retailers attendees.......
1. first there were NO two pests who used to hogging the microphone and asked lengthy questions..... thus give oppprtunites to many many sshs to ask questions
2. quick and fast registration .... there were many staff all around the massive floor to guide you to the venue, unlike some AGMs where you lost your way trying to find out which room to go to in Suntec
3. every one gets a useful door gift, I think a multi-use power bank
4. coffee and tea before AGM starts
5. plenty of mineral water placed at various tables around the venue, pens and paper for you to jot down questions
6. Pretty chairwoman and CEO never rushed you or ridiculed when you asked a question....
7. very good servings of types of food...first the western cold dishes, then nasi biyani and mee goreng.... then chicken served in two ways, prawns, mutton, fish, various vegetables dishes..... very excellent soup.... desserts were excellent with many fruits, butter cake, fruit cake, mouse cake, mochi etc etc 
8. no rushing for food, queues were orderly, with the staff including some directors and the chairwoman, yes the chairwoman, helping to serve the food to you...... the chairwoman even occasionally brought the plates of food to those standing last in the queues, especially the older folks
9. and no need to stand or sit on the floor or the staircase, or toilet seat, to eat your food..... there were restaurant type of tables and chairs all laid out around the hall for you to sit and enjoy your food......and enough seats, no one was left standing eating....... coffee and tea can be served to you by the waiters if you asked for it .....mineral water in glasses were refilled if you want it....... there were enough food, which were kept refilling warm, so much so you can go for second or third rounds.... best, there were few people trying to pack to take home 
10. but the best part was the directors sitting down at the table to chit chat with you.... the CEO Adrain was standing around the hall chit chatting with anyone who walked up to him..... I spent a good15 minutes with him.....
11. wonder if Sabana was organised this way..... pity I didn' t go because SCI was more important to me than my miserable token lots I held in this miserable company......

If you are attending the AGM please ask the management why despite all the acquisitions ESR still reports a decline in income and why the price of the REIT is languishing and on the downward trend. Is this a reflection of the confidence or lack of by the market.

ESR-Logos Reit posts 10.8% drop in Q1 NPI after divesting non-core assets
The results represent the first quarter of financial results after the Reit conducted its capital recycling strategy in 2023
 
ESR-LOGOS Reit : J91U 0%&rsquo s net property income (NPI) fell 10.8 per cent year on year to S$62.9 million, while gross revenue dropped 8.9 per cent to S$89 million for the first quarter of the fiscal year.
 
This was in the absence of contributions from 10 non-core assets divested in FY2023, said its manager on Tuesday (Apr 23).
 
If not for the divestments, NPI would have inched down 0.2 per cent to S$63.1 million, while gross revenue increased 1.3 per cent to S$88.4 million on a same-store basis.
 
The results represent the first quarter of financial results after the real estate investment trust (Reit) conducted its capital recycling strategy in 2023. Its net asset value per unit for the quarter stood at S$0.311, down from S$0.32 as at end-2023.
 
It registered a positive rental reversion of 10.8 per cent for the quarter, compared with a rental reversion of 7.3 per cent in the same period last year. The occupancy rate for the quarter was 91.7 per cent, down from the 92.1 per cent recorded in Q1 2023.
 
Its gearing stood at 36.3 per cent on a pro forma basis, assuming the divestment of 182-189 Maidstone Street was completed on Mar 31, 2024, and net proceeds were used to repay debt fully. It also assumes the A$160 million (S$140.6 million) interest rate swaps entered into on Apr 18 and 19 were effective on Mar 31, 2024.

I participated in all the right issue and now hold almost 1.2M of ESR-log at 47 cents.
When i read the 2024 annual report, I was dismayed to see the DPU dropped from 4.011cents in 2019 to 2.564 cents last year.
The NAV has been dropping too annually from 43.3 cents in 2019 to 32 cents last year.
Can anyone tell me whats' going on here ?
I hope the managnemt could address the issue in the upcoming AGM.

Lousy stock. I sold off long ago. Aims amp reit much better return
Next Monday, ESR Logo Reit see more selling than buying. Price cannot cross 30.5 or 31 cents. Not an interesting stock anymore.
Many people will sell the stock, you wait and see it goes down again.
Borrow money again for AEI.. which means gearing going up and this AEI will only generate income
