You are spot on so far!  with $0.510 only managing to get 100 shares before buyers came in at $0.515.

The confirmation in the minutes that the construction cost is fixed.  The construction cost is therefore approximately 450.59psf which gives them the ability to position the Chuan Grove as a premium project.

Indeed, 51c seems like a firm support.  Today it tested 52c and rebounded back to 53.5c.  Buyers seem keen at 52.5c and below.  Fundamentally, 52.5c happens to bring the P/NAV to just below 0.6x, before accounting for RNAV from Chuan Grove.

but seems like this trading view chart hasn' t properly adjusted for the bonus issue?  too big a gap has distorted the chart.  need to wait for trading view to adjust all the past data for the bonus issue.  could sellers today have been too reliant on trading view and thought the stock has crashed or entered downtrend and started cutting loss resulting in over-adjustment?  Adjusting for the bonus issue, today' s close of 55c is yesterday' s 68.75c which seems to be a significant fall from yesterday' s 72c close

To be clear, the deadline for the 5c dividend is 27/4.  Investors who buy on 28/4 will not be able to enjoy the dividend because it is the first day of ex-entitlement.
