Soon Hock buys industrial property Kewalram House for S$120.5 million

The purchase price for the Business 1-zoned site translates to about S$440 psf ppr

[SINGAPORE] A wholly owned subsidiary of industrial developer Soon Hock Enterprise : SHE 0% has clinched the tender for Kewalram House on an en bloc basis for S$120.5 million, the group announced on Tuesday (Mar 24).

The purchase price for the Business 1-zoned site translates to about S$440 per square foot per plot ratio (psf ppr), based on its gross plot ratio of 2.5.

Kewalram House, a non-JTC industrial development, sits on a regular plot 108,359 sq ft in size. Under the Urban Redevelopment Authority&rsquo s Master Plan, this translates into a maximum permissible gross floor area of about 270,898 sq ft.

Real estate agency Quinvest Chambers International brokered the deal. Its managing director Ian Loh noted that the tender drew &ldquo healthy interest&rdquo from both developers and end users.

&ldquo This successful transaction underscores the intrinsic value of quality industrial land, and reflects continued investor confidence in Singapore&rsquo s real estate market, even amid global geopolitical uncertainties,&rdquo he said on Wednesday.

Walter Tan, executive director and chief executive of Soon Hock Enterprise, said the acquisition was a strategic move to &ldquo strengthen and expand&rdquo the group&rsquo s industrial portfolio. He added that the firm was well-positioned to &ldquo capture sustained demand&rdquo within Singapore&rsquo s industrial sector.

Shares of Soon Hock closed flat at S$0.61 on Wednesday, after the announcement.

Soon Hock Enterprise&rsquo s FY2025 earnings rose 10.6 times to $37.9 million, driven by revenue from Stellar@Tampines and higher lease income from 2F Jalan Papan. The company plans to pay a final dividend of 3.05 cents per share and expects to recognise sales from Skye@Tuas in December 2026.

Soon Hock guides for &lsquo significant improvement&rsquo in revenue and net profit for FY2025
Soon Hock Enterprise Holdings says it expects to report a &ldquo significant improvement&rdquo for its revenue and net profit for the FY2025 ended Dec 31, 2025.
The expected y-o-y improvement is mainly attributed to the company&rsquo s temporary occupation permit (TOP) for its industrial development project, Stellar@Tampines. The TOP was obtained from the Building and Construction Authority (BCA) on Dec 11, 2025.
The higher top and bottom lines were also due to the recognition of sales revenue as eligible customers of the units from levels one to eight obtained controls of their respective units after receiving their notice of vacant possession (NOVP) by FY2025. There were no comparable projects completed in FY2024, says Soon Hock.
The company will release its results on or around Feb 23.
Shares in Soon Hock traded flat at 62.5 cents as at the mid-day break of Feb 2.

Those Investers, who applied for between (*spending SGD$5,800) 10,000 (on SHE) - 24,900 shares were allocated largest proportion on offering, or 38.7% (*w/361 applicants) given 3,000 shares each, 3,000 shares is more then enough not only for kopi or tea, but also enough to keep their bank balance account heathly...)

Its Singapore public offer of 2.8 million shares is 16.9 times subscribed
 
[SINGAPORE] Industrial property developer Soon Hock on Wednesday (Oct 15) said that its 21.6 million shares on offer were 9.8 times subscribed.
 
Its Singapore public offer of 2.8 million shares were 16.9 times subscribed, and drew 1,444 valid applications for 47.3 million shares in all.
 
The international offer of 18.8 million shares was 8.7 times subscribed, with indication of interest received for some 164 million shares.
 
Each share was priced at S$0.58.
 
Three substantial investors were allocated more than 5 per cent of the total offering shares &ndash Tokio Marine Life Insurance Singapore, Pheim Asset Management (Asia) and Lion Global Investors.
 
They were allocated 1.08 million shares each.
 
Those who had applied for between 10,000 and 24,900 shares were allocated the largest proportion of the Singapore offering, or 38.7 per cent, with 361 applicants were given 3,000 shares each.
 
On the other end of the spectrum, those who applied for between 75,000 and 99,900 shares were only allocated 1.9 per cent, with nine applicants receiving 6,000 shares each.
 
Concurrently, cornerstone investors have entered separate agreements with the company to subscribe for 61.4 million new shares, valued at about S$35.6 million.
 
Singapore gets noticed as IPO activity rises
 
Cornerstone investors, typically large institutions that subscribe before an initial public offering (IPO), include Amova Asset Management Asia, ICHAM Master Fund VCC, Maybank Securities and UOB Kay Hian.
 
Together with the cornerstone subscriptions, the total deal size amounted to about S$48.1 million.
 
The company expects to raise net proceeds of about S$34.6 million from the IPO and issuance of cornerstone shares. The proceeds will go towards acquiring new land sites and buildings for development and redevelopment, as well as partly financing existing projects in its pipeline.
 
Ethan Aw from Evolve Capital Advisory initiated coverage for the counter, with a &ldquo buy&rdquo call and a target price of S$0.74 on Wednesday.
 
He said that as at March this year, Soon Hock is one of the top players within the strata industrial sale market, with a market share of some 6 per cent based on gross floor area, per Cushman & Wakefield estimates.
 
&ldquo We like that Soon Hock has been actively replenishing their land bank, and has been launching almost one project per year, with the exception of the pandemic era as well as the management being held up by the delisting of Cogent Holdings previously around 2018,&rdquo Aw said.
 
He added that Soon Hock also has major development projects that are underway, including Stellar@Tampines and Skye@Tuas, both of which have 30-year leasehold facilities with a combined gross development value of nearly S$700 million.
 
Soon Hock registered its prospectus on Oct 8, and its shares are expected to begin trading on the SGX on a &ldquo ready&rdquo basis at 9 am on Thursday.
