You're quite right - DPU up over 10% and interest costs down over 10%.

It's not easy to find a good stock like this that pays generous dividends, consistently outperforms and has freehold assets in an economy that is trending up with growth prospects. 20 cent upside only translates to 3 years of DPU. Let's face it, how many of such counters are left on our lowly SGX?
This is quite true...
However, based on market behaviour, if there is no sale, price would probably go back to 70 to 80 cents, which means it take a few years to cover back the principal loss.

Yes
1)   Potential sale, market always react positively if the deal is firm
2) Current book value of $1.003 against last traded price of $0.97
3) Good, regular dividend of 7+ cents yearly
No
1) Price ran up from lower 90 cents since announcement regarding potential sale.
2) Chart does not look good for the past few trading sessions.
3) As with many takeover bids, it could take months, not to mention having not materialise at all.
Any other opinions, anybody?

Frankly I would rather receive great dividends of 7-8cts for the next 20-30 years than get a 20cent profit from an acquisition.
Price/book value is 1.003
Last traded price: 0.97
So, this stock has ran up a bit since news broke re potential acquisition of all units of CRT. May or may not be successful, but of course negotiation is on-going.
This stock also pays quite good dividends.
Then again, looking at the past 12 month chart, it is really hard to predict what the " strike price" is, if indeed there is an offer. My take is, it should not be lower than $1. Maybe $1.2 to $1.4? Maybe, maybe not.
0.97 is still a good bet.

Now the average  vol is about 2 to 3 millions.  daily.

This stock seem like in the collecting mode.
The vol is about 2 to 3 millions.

Those who bought it at 78 cents last year will be laughing all the way to the bank if they did not sell it.
I bought 10 lots last year at 78 cents, but sold it off at 86 cents.

$1.2 is not crazy and a possible price point for acquisition. 
i bet all those who didnt join the boat while price was below $1 must be kicking themselves now!!

normally its TEV/ PE.. or in some cases DCF valuation.
Honestly though for CRX it has been one of SGX' s most consistent and stable stocks and investors generally have always been optimistic about it' s prospects. the constant stream of high yield dividends should also be taken into account. so you can say its a mixture of tangible and intangible factors.
if a company like Innovalues can be acquired @ $1.01 per share i think CRX maybe can be acquired at relatively higher price. $1.50 would be an optimistic valuation. $1.115 more realistic and conservative. 
what would be a fair value to pay for croesus?
CRX all time high was at around 1.088.. anyone here thinks it can breach that? today' s closing was very very strong. 
even if price rose too fast today, you can be sure there will be ALOT of buyers camping tmrw below $1.. so i think it could likely trend higher tomorrow. Sellers will be eager to hold with news of privatisation. Likely to be alot more buyers than sellers in the next few days.
