Thousand apologies. My bad. I was misled by the article published by Financial Review above which said the GIC sale price of A$1.6 billion was about 3x of what they paid (A$568 million) in 2022. So I thought the A$1.6 billion price tag was only referring to the GIC stake of 49.9%.
 
I had double confirmed that A$1.6 billion is indeed the total value of the portfolio by multiplying the total number of beds by the price per bed Greystar is paying namely  5662x$285,586= A$1.616 billion.
 
Hence the value per Wee Hur share accruing from the sale (if it goes through and Wee Hur sells off their 50.1% stakes as well) would be about S$0.76-$0.77.

If this is successfully transacted, would the Board recommend a good payout?
The company still need working capital for building dormitories in SG and property development in Aus.
This share is more of a long term play assuming it continues to be profitable and generating cash flows
