wee hur will only earn 3.6c when singholdings earns 20c as wee hur only has a 30% stake in this project and is a much larger company than singholdings.

All valid comments. At end of the day, I am not even bothered about the exact math other than to have a perspective that the earning / NAV range expected to rise in the coming outlook. Let us see. All the best to holders.
they can sell at 12xxpsf and its still the cheapest launch of 2017 and easily 2018!  i think they may choose to sell a phase one at maybe 1190psf average then sell the rest at 12xxpsf and beyond haha!

Who wants to sell at 950 psf? People are enblocing at land cost of above $1000, some above $1500, and in prime area above $2000. Selling a finished product at $950 psf is too low (a joke), even taking into account of location factor.

but i think that assumption is wrong though.  not likely that 950psf will net them 20c a share.  at the minimum, i think 1050psf will net them 20c a share if they do a good job controlling costs.  but even if we assume 1100psf nets them 20c a share (since fraser analyst expects 1000psf to net them 10c a share and every 100psf imore s about 10c eps), average price is very likely above 1100psf so it will probably exceed 20c eps, just a matter of how much more.  :)

The Edge Singapore just published Sing Holdings RNAV couls go up by another 20 cents to 83.5 cents owing to Fernvale. This is probably why folks are accumulating this now owing to a projected even deeper discount to NAV. Retail investors need to decide whether to keep chasing with more upsides ahead or wait for retracement.
Its running already, not too good to chase,   Better to wait for a pullback to 0.435, if it happens

A few developers that had launched their projects earlier have stopped selling and closed their showflats, with plans to reopen only next year. " Developers that still have some time before the government deadline to complete and sell out their project - know that time is on their side. Prices are turning by delaying their launches by a few months, they stand to capitalise on rising prices. And don' t forget, right now the market is undersupplied, especially in the suburbs," said the analyst.
But at least one developer is going ahead to launch its project next month - a Sing Holdings-Wee Hur tie- up that is developing the 735-unit Parc Botannia in Fernvale Road.
When contacted, Lee Sze Hao, chief executive of Sing Holdings, said: " Sentiment has improved in H2 this year as evidenced by increased volume of homes sales. This is the result of some pent-up demand and as developers sold down their existing projects, they need to replenish their land bank. Therefore land prices have climbed.
" There are many other factors at play, but it is obvious that the private residential market is turning around. As a developer, it may well be a very good time for us to launch the project now."
Agreeing with this strategy, Mr Tan of Redas said: " If you hold on to your project, and if the market turns down again, then you lose the window."
about 470 lots cleared at .455 so far today.  no big walls spotted with biggest sellers of 344 lots at .46 and 328 lots at .465.  only 100+ lots at 4 levels from 47 to 50c seen and < 100 lots on sell queue for all other levels.
almost 500 lot wall at .45 cleared.
someone cleared the 1.2m+ shares wall at .445.
today' s wall is 985 lots at 0.445 and 467 lots at 0.45.   
today the wall is set up at 44, 44.5 and 45, 900, 700, 800 lots.  interest rotated to other stocks mentioned on the edge.
