PBoC delivers a positive surprise
 
Summary
 
China&rsquo s central bank (PBoC) unveiled a policy support package covering a broad range of stimulus measures,  including policy rate cuts, housing policy stimulus and stock market stabilization measures. These underline the authorities&rsquo commitment to stabilizing growth and restoring confidence.

Cuts to the policy rate, bank reserve ratio larger than expected.  The PBoC said it will cut the policy rate from 1.7% to a record low of 1.5%. The reserve requirement rate (RRR) will be cut by 50bps, with an additional 25-50bps likely to follow before year end. Major Chinese equity indices rose by 4%, while the CNH strengthened.
Background
 
China&rsquo s coordinated easing package came on the heels of weak August activity data prints released less than two weeks ago. These illustrated weaker-than-expected retail sales, industrial production and fixed asset investment. The Fed rate cuts last week, coupled with recent CNH strength, likely provided a window of opportunity for the PBoC to undertake more forceful monetary easing, which included:
1. Housing stimulus policies:  (1) The minimum mortgage downpayment ratio for second home purchases will be reduced from 25% to 15%, bringing in at par with the first home purchases. (2) Existing mortgage rates will be taken down to match the new mortgage rates. Average outstanding mortgages rates will decline by 50bps, which will translate into CNY150bn of annual interest expense savings, or 2.5% of annual disposable income per household, as per PBoC estimates.
2. Stock market stabilization measures:  The PBoC announced the setting up of a CNY500bn swap facility for non-bank financial institutions to borrow directly from the PBoC using bonds, stock ETFs and CSI 300 constituent stocks as collateral. An additional CNY300bn relending program will be set up for banks to support listed corporates&rsquo stock buyback activity.

Stocks and CNH strengthened:  Improved sentiment towards risk assets lifted the Hang Seng Index and the onshore CSI 300 index by 4% yesterday. In reaction to the rate cut, USD/CNH initially rose, but then weakened by 0.4% to 7.03.

Wah, up 3 cts to 0.775 today. What a gems for capland managed REIT still to be trading at 8% dividend yield.
Hope it will go back to above $1 soon, given book value of $1.19 and projected 2 rate cut of 0.25% on the pipe line    ...

many smaller yiwu style tennants doing whole sale and logistic storage here is better then 1 big tennant.

so long cannot rent out shanghai logistic park. can try to change the used to logistic, whole sale center like yiwu style.  one can go get the yiwu current group of merchants to station here at a low cost. low rental is better then zero and for a much better asset later as a whole sale distribution center.
certainly shanghai is more accessible then yiwu to overseas merchants to buy their goods. shanghai logistic park being near ports will have advantage.
whatever . move it . move it. don' t leave it empty for so long. paying interest on the money stuck with owning this logistic park.
