They have repaired the b/s, yes, at the cost of selling down assets resulting in a fall in DPU. Question is will they then make the same mistakes again. The share price probably reflects some concern that they may.

thanks. issuing share below NAV is bad indeed. also divestment below valuation. but on the positive note, i thought they were repairing balance sheet. short term pain long term gain.

| Depends on what you mean by recent, but over time there have been several share issuances priced below NAV per share. Also declines in values of investment properties |

Is there a price manipulation going on by the major unitholders? Short and scoop up on the cheap to shore up holding. 🤔 😜

Best is to sell this REIT to MINT. The ESR Manager already lost Sabana?  Now, they can sell out to MINT or MLOG.

too much bad press this year on ESR. despite strong institutional buying in H1, the price keeps dropping. macro backdrop doesnt help. if US rates keep rising, we see more pain ahead. even the high dividend yield of this reit cant soften the blow to unit holders...Believers like me will need to hold and tahan.

| Sabana decision not to merge with ESR is proven the right one. The owner of this REIT does not act in the interest of unitholders but for themselves. |

looking at chart, once it broke below 0.305, stop losses got triggered. note significant spike in trading volume.

| Brutal sell-off in ESR logos. I thought they have consolidated their balance sheet in the last divestment and investors should reward that. Is there any concrete reason for this crazy price action? looks like stop losses |

| The sell off based on market speculation on the potential EFR for AEI seems quite overdone? Equally, it speaks to how edgy market is and reflects its sensitivity to potential corporate actions. Another stock which had a similar sell-off recently was Paragon REIT. |

The next announcement potentially will be the $240million cold facilities AEIs. For the other 3 AEIs, they resort to fund raising in 2021. This coming one scary la.. wait they announce another fund raising really gg.

Well, many of us became ESR holders because we were from the old ARA Log/Cache, which was a good REIT.  People didn' t vote against, and hence we are here today.
It is not all that bad. DPU have been generally resilient. There could be collateral impact from the big drop in ESR share price today. But, ESR does not hold a majority position in the ESR Reit |

I was a strong supporter.. BUT fed up with their forever AEIs and acquisitions making the NTA and DPU dropped and dropped.
Recently I sold all my ESR-LOGOS because I scared they will resort to another fund raising for the $240million cold facilties AEI.
Their $300million raised recently are used to repay loan and pay for the costs of the other 3 AEIs. So I start to think they dun have
money for this $240million cold facilities AEI, so the only way they are going to pay is to go for another fund raising and then push
down the DPU and NTA AGAIN!!!
They forever AEIs and disposal and acquisitions BUT everytime NTA and DPU dropped. How come har? Mapletree log and Ind, usually
when they aquire or AEIs, their DPU NTA will go up one leh.. This ESR-LOGOS always go down and I think they overpaid each time causing
the dilution of the shares and caused the DPU and NTA to drop everytime.
One important thing: Dun ever fall in love with a counter. This ESR-LOGOS super disappointment, the WORST investment I made.  |

I think investors selling becos they afraid of another fund raising .. ESR-LOGOS needs $240million for the coming cold facility AEI,
With ESR their sponsor doing badly in terms of share price in HK (historical low), I think ESR-LOGOS may have to resort to fund raising from their shareholders.
Maybe the reason for today sell down?
