but come to think about it, the current price is 0.365/0.37.   if the EPS for this project is 0.30, then the current nav of 64c is being bought for 7c?   lol.

64c includes fernvale site (which will become cash after its sold), cash from robin residences, the aussie hotel and the 40+ units at biztech centre.   both of the investment properties are Freehold.

mass market is undersupplied actually and singholdings currently holds the cheapest major government land sales site and its beside an lrt station.

Current market condition is hot, and getting hotter! Oversupply situation is gone. So buyers have to be prepared to pay even more.

if we use 850psf and they sell at 1150psf average (since Mr. Mak expected ABOVE 1,100psf and when he made that prediction, new home sales market wasn' t even that hot yet), that' s 300psf in net profit? 

610,000 sq ft*300psf = $$183m.   Their 70% share would be 128m or > 30c per share?!?!?!??!?!   that' s obscene!   but i like it.   :)

From the presentation slides from the agm uploaded onto sgx yesterday, it says that after paying a differential premium (for balcony floor area), the total cost of the fernvale plot is estimated to be $303m.   The Gross floor area that they can sell increases to 610,000 sq ft.   That means the total psf ppr is reduced from $517.03 to $496.72?   Does anyone have any ideas on what would be the breakeven then?   From the BT excerpt last year (below), it says analysts expect breakeven at $950psf and sale price above $1,100psf.   While selling at above $1,100psf with small sizes is possible given the recent " hotness" of new launches this year, can breakeven be below 950psf?

 

" When contacted, Sing Holdings CEO Lee Sze Hao was elated with the narrow winning margin. He told BT that Sing Holdings and Wee Hur will have a 70:30 partnership for developing the project in addition to Wee Hur handling the contruction. He declined to disclose the likely breakeven cost but some analysts estimate the figure at around S$950 psf. If awarded the site, " we hope to launch the project by the fourth quarter of next year" , Mr Lee said.

Mr Mak of SLP estimates that the new condominium could be launched at above S$1,100 psf from late-2017 to early-2018.

Mr Lee said: " We are comfortable with our bid price and confident that it will be a good project in view of the amenities and attributes." The site is near Thanggam LRT Station, which is just four stops from Sengkang LRT/MRT stations, bus interchange and Compass One mall.

Jalan Kayu and its eateries are also nearby. Thanggam Station is also just an LRT stop from The Seletar Mall and Fernvale Point."

The large site area allows " full facilities" including a 50-metre lap pool, a tennis court, gym and clubhouse, he added. As part of tender conditions the successful tenderer will have to include a childcare facility (which will be open to the public) as well as a public park.

The site is also near Sengkang Green Primary School, Sengkang Riverside Park and Sengkang Sports Complex. Foreigners working for big companies at Seletar Aerospace Park could provide rental demand for apartments in the proposed project, which will also appeal to those who want to acquire the units for investment, said Mr Lee."

A Goldman Sachs account who was queuing at 0.365 withdrew and bought 250,000 shares at 0.37 in 1 order at 14:26:50.

we can' t conclude that with just a 500 lot order right?   not enough evidence.   i' m also not sure about that is the interest level for other stocks.

What is interesting is a FOREIGN BROKER is associated with a LOCAL stock. So fund interests coming into Singapore? Scooping up our undervalued stocks?

Could be orders from foreign firms, or private banking clients of Goldman. If I am not wrong, US investment banks are not allowed to hold positions for themselves, because of Dodd Frank (and the Volcker Rule). It won' t be for Goldman' s own account.
