at 29 min of the interview, singtel CFO mentioned lendlease hold 49% of the new comcentre at orchard road. The building will be ready in 2028.

The market is moving in the direction of rates cut.

My view is that if a stock or reit buyback is implementted,it' s likely to be a good thing for sharehoulers.
If LL Reit implement SBB,Its price may increase.
At least it is not a disadvantage.

Also if they can buyback below book value and use these for share options (or other forms such as issuance of shares) so that it will not be dilutive to unitholders at present valuations. This does not guarantee share price will move up though but is part of efficient capital management

Almost 100%, in fact 100% of the listed companies would table SBB resolution to pass in every AGM. It is just a normal practice to secure the mandate so that the company can conduct SBB at any time of the year till the next AGM, just in case. It doesn' t mean the company or reit will sure go and buy back their shares once the mandate is secured. It is even rarer for a reit to buy back their shares, so far I think only Digital Core is doing it. If anything, Lendlease is more likely to issue more units/shares in the form of dividend reinvestment plan, in order to save cash.
