Nomura downgrades counter to REDUCE, TP of $1.34 KepCorp announced on 21 May that it is placing out 180mn units in KREIT at $1.555/unit, which will further reduce its direct stake in KREIT to c.5.2% from c.29% at the start of 2013. KREIT’s free float, on the other hand, will increase to c.48% from just c.24% at the start of 2013. While KepCorp's sale of its direct holdings in KREIT is in line with the group’s strategy of concentrating the property business under KPLD, which still owns c.46.3% of KREIT, it is perhaps also true that the current share price is perceived as a good level to take profits on most of its holdings. KREIT has outperformed benchmarks across the board YTD and trades at a yield spread of just 3.6pp (vs. its historical mean of 5.4pp and that of office REITs of 4.5pp) as well as P/B of 1.2x (vs. mean +1SD of 1.1x).

check with ur broker.. for what i know is same counter trade on same day is counted as 1 trade. but for ur case you are buy 2 different counter. why not just buy at k reit 100 the price seems to be 1-2 bid lower

Goldman Sachs to buy Keppel REIT stake for $279.9m

Goldman Sachs Group Inc. agreed to buy a 6.7% stake in Keppel REIT from a subsidiary of Keppel Corp., the world’s largest oil-rig maker, for $279.9 Million.

Goldman Sachs will purchase 180 million units of the real estate investment trust for $1.555 per unit, according to a statement to the Singapore stock exchange today. The price represents a 3.5% discount to Keppel REIT’s closing price yesterday.

Goldman Sachs is betting on Singapore’s office market where rents are expected to start rising next year. Prime office rents may climb 13% per annum in the two years to 2016, according to a May 3 report by Standard Chartered Plc. Keppel REIT is the largest landlord of office assets in the island city, the bank said.

Keppel REIT owns the highest-quality office portfolio among office SREITs, Standard Chartered’s analysts Kai Yip and Regina Lim wrote in the note. Prime office buildings such as Ocean Financial Centre, One Raffles Quay and Marina Bay Financial Centre Towers 1 and 2, make up 80% of its portfolio’s 2.37 million square feet (220,180 square meters) of net leasable area, according to the note.

With the sale, Keppel Corp. will cut its stake in the REIT to 51.5%, according to the statement. The sale will be completed by May 27, the company said.

Keppel REIT shares dropped as much as 3.4% toS$1.550, and traded at $1.555 at 9:02 a.m. local time, heading for its biggest drop since July 20. The trust has gained 20% this year compared with the 13% advance in the FTSE Strait Times Real Estate Investment Trust Index.

Ya I don't understans why too. There is no announcement on Kreit website either. Wonder why sudden surge, could be one of the following:

An increase in the take up rate for the marina Bay Tower 3 and possible injection into their portfolio

An increase in grade  A office rents, which are still abt 50% below their previous high.

They intend to increase their distribution.

.Kep-reit, formerly known as  K-reit has broken out last friday.

I check the historical share price (K-reit) , the highest was on 19 nov 2007 at 2.76.

Singapore’s  property trusts, the second-best performers in Asia in the past year, may have to diversify funding sources as they aren’t prepared for an “interest rate shock,” according to Fitch Ratings.

The city’s real estate investment trusts or REITs have been increasing short-term debt with record-low interest rates, according to Johann Kenny, director of corporates at Fitch. They face refinancing risks when borrowing costs rise, and may be pushed to sell assets or shares to boost their funding, he said.

Keppel REIT is raising S$53.2 million via the placement of 40 million new shares at S$1.33 per share. The net proceeds from the placement will be approximately S$52.3 million, after deducting the underwriting and selling commission and other estimated fees and expenses (including professional fees and expenses). The issue price is a discount of 0.64 per cent to the adjusted volume weighted average price of S$1.3385 per unit on February 21. The bulk of the funds raised will be used to repay outstanding borrowings, general corporate and working capital purposes. The placement will increase total traded unit base by 1.52 per cent.

Separately, parent Keppel Corp announced the sale of 75 million Keppel Reits shares at S$1.33 to raise S$99.75 million. The sale will reduce Keppel Corp's interest in Keppel Reits to 71.66 per cent, from 75.59 per cent prior to sale.
