Sounds like an add recommendation. How much time do we have?
Ppl refer to RNAV, it' s only a reference point.  At the end of the day, the ones holding the shares will decide whether it' s fair to let go at what price never mind what the book value is.
Mkt price is also another reference point.
If you know the potential of the properties UE has, this becomes a very powerful referene point, because Charoen or any predator eyeing these properties would pay a high price for it.

Don' t count on Charoen buying before the OCBC/GE deal is complete, that' s kamikaze.    Neither will other predators like Lippo buy up as they would want the first 36% to be bought at as low a price as possible. 
Give you an e.g.
Say they agree price for the 36% would be fixed on 20% above mkt price.  At 2.75, the price would be $3.30.    This then becomes the reference price that would be offered to the rest of the shareholders.  If the price is rejected, and usually it should, the offer goes higher, and higher, and higher.    Meanwhile, once the $3.30 price is announced, UE will shoot up immediately to around that level and maybe even beyond depending how the public reads the situation.
What happened if the buggers started buying now, and chase the price up to $3.50?      OCBC may just want 20% above $3.50, which is $4.20.      The reference price would then start at $4.20 and the rest of the shareholders again may want a higher price.
See the logic?   
At this time, no predator or Charoen will try to buy in, they want to keep the reference price as low as possible.
For us retailers, we just wait for the day they have to call us grandfather to get our shares!

Yeah, won' t be surprised, but the vol for UE has not been too high from start till now, hence he would not have collected a lot.
If he bid the price up, he run the risk he need to pay high price to OCBC/GE for their 36% stake in UE (which is counter productive).  This is the reason he' s keeping low profile, doesn' t make sense for him to make the price sprial upwards.
Once he secures the 36%, the show starts.      Price gain could be as much as $1 per share.
Hey Kyoto! Looks like Mr Thai maybe collecting formt he market on the cheap, before he make an offer.
I am going to buy after the holiday. However, I won' t be going to the bank for borrowings to buy stocks.
If you want to get more assurance, look at the properties in UE, there are freehold commercial properties, nowadays where to find such good holdings?   
They are making money and the land can be redeveloped to house newer buildings with optimal use of the space.    Eg the ex-HP (Inchape) building they bought, lau kok kok, yet UE went to lease back.    Charoen can tear down and redevelop and add to his reits.
Who says Charoen not willing to pay?      He has  a midas touch, and he has set his eyes on UE.

Bro, you must be steady lah.
Keep your eyes and ears peeled for news.    Noone knows anything as yet.
I am still optimistic coz Reits are still holding up in spite of the recent selldown.  Last week, attended a Chart Nexus traders meeting and Alan shared with us charts on Reits.
So Charoen will try to takeover UE for that purpose,  Reit continue to be  a good biz to be in as long as rates are low.    And even though US will raise rates next year, the yields to consumers would not match those of reits for some time to come.
OCBC would book a  profit with the sale of UE shares, to turn away Charoen would not be a good move unless another co offered a much higher price.           
These few days would be critical, hopefully news will come out soon.
You can see from F& N as well as HPL the tremendous spike in price once the takeover action starts.       
 
 
 
Yes. But I am sure the few guys are just like you and forumers here. Know little but in their case, they probably know more than us.
The Director of subsidiaries sold, not a director of UE, he would not know anything.       
Just exceeded by 1.5 weeks or so, period for preliminary discussion is 26th Aug to 10th Oct.

if im not mistaken, they entered an exclusive 6 week discussion agreement at end aug right? and its already reaching mid oct?
