Just like how you would view a freehold condo in SGP vs a 99 year condo in a similar location earning the same rent I suppose - with freehold you can redevelop and maximise plot ratios in future without having to pay for a fresh lease..

For Sabana,
Price is cheap cos DPU keep dropping and because their master leases keep on converting to multi-leases
it also due to oversupply of industrial space..
 
For Fortunre Reit, why do you say have to pay alot more? care to share your view

Sabana just need a change of managers.   The price is cheap because the managers are not good.   This makes it a good target.   To take over Fortune Reit you would have to pay a lot more - not cheap.   That does not make it a good target to take over.

I'm not even sure if there are comparables to AHT on SGX as AHT properties are largely freehold
if the unknown wants to takeover, they better offer a damn good price like 1.4 P/B if they are betting the australia property will rise.
if they wants to wash their dirty $$, they better even offer a super good price like 1.8 P/B cos the holders are helping them

m& A may spike up as prices of shares/reits have corrected.   We never know, the next reit/trust to be taken over might be one of those cheaper ones such as Sabana or even APTT
