The last weeks ...mkt is generally moving v slowly up/ seem accumulating. 
USA mkt at record high w NO sign of falling......interest rate remains w no change. 
Seem like it is preparing for a good start to 2020 w trade deal signing first part of Jan 2020.

Fundamentally the whole Singapore REITs is  over value  now based on simple average on the Price/NAV. The big cap REITs are still quite expensive after the recent correction. Most of the DPU yield for big cap REIT is below 5% now such as CapitaCom Trust, CapitaMall Trust, Fraser Centerpoint Trust, Keppel DC REIT, Keppel REIT, Parkway Life REIT, Mapletree Com Trust, Mapletree Logistics Trust and Mapletree Industrial Trust. However, the yield remains attractive compared to other fixed income asset classes like corporate bonds and government bonds. The yield spread between big cap and small cap REIT remains wide.
Yield spread (reference to 10 year Singapore government bond of 1.785%) has tightened from 4.519% to 4.495%.  The risk premium for small cap REIT is very attractive as compared to big cap REITs. This indicates value picks only in small and medium cap REITs. Do take note that some small cap REITs have started to move up.

FTSE ST Real Estate Investment Trusts (FTSE ST REIT  Index)  broke out  from the 10 years resistance at 875 with significant increase in trading volume. The REIT index increased from 858.67 to 916.95 (+6.78%) and  as compared to last post on  Singapore REIT Fundamental Comparison Table  on June 3, 2019.

Best is to buy reits ETF.
When they start to cut interest rate means the market is starting to tank that why they want to support the market and economy. So they may have to cut a few rounds before market starts turning bullish. Maybe  1? 2  years?
During the 1-2 years, Reits will still be the darling as interest rates start to drop.. Then perhaps after 1-2 years, can sell reits and go for the front runner stocks as what u mentioned.
If u look at the past trend of cutting interes rates, the market turns bullish only after a few rounds of interest rate cuts.

When mkt is bullish, I think ppl may divest reit counter and go for the front runner stocks counter ! Dyodd

US FED just say they will lower interest rate ... so lower interest rate means Reits will be in favour again. Thats why Reits is at the level now. Unless interest rate going to shoot up, if not I think Reits should be quite stable

I think Famous REITs counter such as CCT,CMT, Areit, Suntec, MCT,MLT, MInt, all trading above premium level. Likely to see a correction soon ! What goes up will eventually come down at a greater speed
