Taking this opportunity to remind investors of a very crucial matter in investing in REITs - Income Support. THe following clause appears in the IPO 4 years ago :-
As the mall is still maturing in terms of shopper recognition, tenant performance and passing rents, the Vendor, CM Domain1, will provide income support (the &ldquo Income Support&rdquo ) to SPH REIT for a period from the Listing Date to the day immediately preceding the fifth anniversary date of the Listing Date or the date when the aggregate amount paid out by CM Domain under the deed of income support reaches S$20 million2 (the &ldquo Deed of Income Support&rdquo ).
By next year,the top-up amount to help in the rental collection will be stopped. Will the rental collected  after that  be lower than this year' s, hence lowering our dpu payout from end-2018 onwards  ?

Paragon is freehold owned by SPH.
SPH sold 99 lease to SPHReit. In other words, SPHReit own Paragon for 99 years, thereafter return to SPH, which will continue to own for technically, forever.

I have read somewhere that some analysts mentioned Paragon being a freehold property but when I read SPH REIT annual report it is shown as 99 yrs leasehold.   Anyone knows why? 
Today suppose to be dividend pay but till now 8.08pm still not receive yet

Once SPH completely owns 100 % of Seletar Mall ( from UE ) there is a chance of inclusion into SPH Reit. Gearing is only 25 % and has headroom to take on additional $400 mio debts. This is about the value of Seletar Mall......................Do your own homework.
 
On 13th April, ST newspaper reports about SPH Q2 report. And it mentioned that Seletar Mall is part of SPH investment property. I hope I had read correctly.
If yes, is SPH REIT worth to invest as the shares is traded at 95 cents and PE is 15.5% (consider high)?
