Hi TAN888, it would be great if you could let us know of other similar stocks which might close the valuation gap this year...

Also surprised they didn?t go it alone, meaning they might wish to embark on more one project or investment this year.

Along with that, I believe Sing Holdings along with many of similar stocks in Singapore, might close the valuation gap this year.

CDL submits top bid of $1,132 psf ppr for Lakeside Drive GLS site

The tender for a Government Land Sale (GLS) site at Lakeside Drive closed on June 3, drawing six bids. The top bid of $608 million, or $1,132 psf per plot ratio (psf ppr) came from City Developments Limited (CDL).
CDL&rsquo s bid was 10.4% higher than the second-highest bid of $550.56 million ($1,025 psf ppr) that came from a joint venture between Frasers Property and Mitsubishi Estate Asia. The next highest bidder was a CapitaLand-SingHoldings joint venture, which submitted a bid of just over $529 million ($985 psf ppr), 4.1% lower than the bid by Frasers Property and Mitsubishi Estate Asia.
The remaining bid bids came from Wee Hur Holdings, who submitted a bid of $503.9 million ($938 psf ppr) followed by a joint venture between Hong Leong Holdings and TID ($495.18 million or $922 psf ppr) and subsequently Sim Lian Group ($488.2 million or $909 psf ppr).
The Lakeside Drive site is a 145,314 sq ft plot that is zoned for residential with commercial at the first storey use. The site has a gross plot ratio of 3.6 and can yield 575 residential units and 10,764 sq ft of commercial space. It is adjacent to the Lakeside MRT Station on the East-West Line.
The last private residential launch in the area was the 710-unit  Lake Grande, which launched in 2016.

1. Considering the recent 60th anniversary of the Company along with the successful sales from projects such as Parc Botannia and North Gaia, will the Board consider declaring a special dividend to reward long-time shareholders?
2. Is the Company considering selling the Travelodge Docklands property in view of the current competitive market conditions in Melbourne? 

Company&rsquo s Response: 
 
1. The Board would like to thank the Company&rsquo s long-time shareholders for their support over the years. The Company has consistently demonstrated that it will align its yearly dividend with the profitability of the Group. The Board will deliberate on the dividend when the profit is determined at the close of the financial year, taking into consideration other factors such as the Company&rsquo s growth plans, availability of funds and the general economic environment. 
 
2. The Travelodge Docklands hotel (the &ldquo Hotel&rdquo ) is strategically located near to the multipurpose Marvel Stadium, tourist attractions and many commercial buildings. It is wellconnected via major transportation nodes such as the Southern Cross Railway Station, the Melbourne City Circle Tram and the SkyBus Melbourne City Express which runs between the Melbourne Airport and the Southern Cross Railway Station. Notwithstanding the competitive market conditions in Melbourne, the Hotel continues to contribute positively to the Group&rsquo s profitability and cash flow. The Company has no intention of selling the Hotel at this juncture. We will continue to work closely with the hotel operator to improve the occupancy and room rates of the Hotel in order to drive profitability.

There are 3 URA tenders submission in March and April 2025 - Bayshore, Lentor Gardens and Media Circle Parcel B.

Getting crucial for Sing to secure new land.

If no deal, what?s next for Sing with AGM coming as missing on land will lead to a year of delayed earnings.

unlike previous results announcements which were non-events or 1 day fizzles, there seems to be some intrest today (3rd day).  decent buying observed at .345 after buyers quietly cleared out .335 and .34 in the past 2 days.
