China has to come up with lots more measures to stimulate child births. not so easy to achieve.

1 child or 3 child, I don' t think that will affect marriage rates and housing demand now
Policy change to 3 child should be in 2021 if I am not wrong
But due to the change, more babies will be born, property market in China may only see a boom around 20-30 years from now
This change in policy, I don' t think will have any positive impact in the short to middle term

The gearing ratio fell from 0.69 to 0.52 in the latest earnings report. Company is saving cash and paring down loans rapidly.

Looks at the gearing ratio , interest rate is so high now , many will avoid high leverage property companies for now
Many PRC citizens are leaving their country , only those who do not have the means will continue to stay put there .
And what about property purchases by foreigners?
I doubt many foreigners went into China over the last 3 covid years to buy properties.

There is a 32 million population imbalance between male and female population in China. With the 3 child policy now in place, more Chinese couples will be willing to give births to female, leading to more male-female marriages. So there should be more demand for housing.

China' s job market will need to recover. with graduates finding jobs then they will be more willing to fulfil their next milestone in life which is forming a family unit and purchase homes
A few days ago, in his farewell speech, the previous Prime Minister 李 克 强
mentioned the few words " 住 房 不 炒 " , as a parting gift. And the whole Chinese property sector stock prices fell like a rock instantly.
These words were carefully avoided over the last 6 months, when Chinese govt was trying very hard to prop up the property sector.
Looks like the ex PM was the " bad guy" for the property sector. But he couldnt help but sabo ONE LAST TIME.
Lets see what the new PM  李 强 will do. Hopefully, he will undo the prvious PM damage.
