CP entered into CSPA with Ainodake Godo Kaisha to acquire Osaka Namba Washington Hotel Plaza in Osaka for $110.8m, 3.3% below independent valuations. This is the second property acquisition since IPO in Jul?12. This represents a NPI yield of 6.4% post property taxes, insurance and maintenance capex. Acquistion expected to complete by mid-April 2014. HSBC expects the acquisition to be funded by a mix of debt and equity, and earnings could be ~1-2% accretive to DPU. Citing this acquisition a marginal positive, HSBC maintains Neutral with TP $0.75

Ascendas Hospitality Fund Management Pte. Ltd.
Ascendas Hospitality Business Trust
(a business trust constituted on 13 March 2012 under the laws of the Republic of Singapore) managed by
Ascendas Hospitality Trust Management Pte. Ltd.
(ii) the Trustee-Manager ceases at any time to be a wholly-owned (directly or indirectly) subsidiary of Ascendas Investment Pte Ltd or
(iii) on and from 27 July 2012 (being the date on which Ascendas Hospitality Trust (?A-HTRUST?) is admitted to the Official List of the SGX-ST), Ascendas Land International Pte Ltd ceases at any time to hold, directly or indirectly, at least 10.0% of the stapled units in A-HTRUST,
(collectively, the ?A-HBT Events?), it is an event of default.
As at the date of this announcement, none of the A-HBT Events have occurred. In the event that any A-HBT Event occurs, it may cause a default in the relevant facilities and may also trigger cross default of the other facilities of A-HTRUST. As at the date of this announcement, the aggregate amount of facilities that may be affected is approximately S$264.3 million(1)(2) (excluding interest and fees). Ascendas Investment Pte Ltd and Ascendas Land International Pte Ltd also have not entered into any share pledging arrangement or, as the case may be, unit pledging arrangement, in relation to their respective current shareholding in the Trustee-Manager or, as the case may be, current unitholding in A-HTRUST.

Would you want to consider to buy one full lot from open market? Since the market price now is lower than 0.88.  By the way, the 240 units is not given to you, you have to subscribe with the price of 0.88 / unit.

Is someone able to explain to me? I have 3 lots of AscendasHT and now given 240 shares of stapled securities. Is this the same as the mother share? Should I buy another 760 shares at $0.88 to make it 1 lot?

Hi,

I am buying in at 0.865 ten lots at a time as the price goes lower till it reach bottom wherever that may be. 

This is cheap sale season in the Singapore market.  :cny:

An almost $30 or more  commission compared to $2 commission for the rights - which is better?

Imagine they placed   at 88cts to existing shareholders where the market price is now only 87cts..no logic better to get from market still cheaper,in this scenario when the new shares come in more downward pressure..previously this stock when listed went below ipo of 88cts

Friend Starlene, are you vested? Market fears is getting worse. Better to lose $100 than to lose $1000.

Too late for you to sell now. Almost back to the IPO price now.

There is always a danger when the gearing ratio is high for any REIT because they have to issue Right to raise fund to acquire new asset.

Why is Ascenda HT dropping so rapidly? Is it because of the the Stapled Securities Announcement? Actually, I do not understand the announcement. If I have 3000 shares what does it mean? If I end up with odd-lots, then I suppose it makes sense for me to just sell it now.

Any advice from anyone will be appreciated.

DBS Vickers downgrades Ascendas Hospitality Trust to Hold from Buy, citing limited upside, even after raising its target to $1.03 from $0.98 on lower discount rates. AHT’s outlook remains mixed, with its Australian operations under pressure, DBSV says.

“Occupancy rates have slipped slightly to 79.5% in the midst of a tough operating climate. We note that the industry continues to price rates competitively and thus, A-HTRUST hotels have to follow likewise in order to maintain occupancies.” But on the 2H13 completion of the Australian hotels’ refurbishment and rebranding exercise, it expects the portfolio to reap benefits through room-rate hikes and improved margins. It expects the China hotels to continue benefiting from robust domestic demand for travel into Beijing.

Fiscal-3Q13 results were in line with its expectations, with revenue of $51.4 million 2.5% below forecast on the Australian hotels’ soft operating environment and with the weak JPY vs the SGD slightly impacting the Ariake Hotel performance, while the China hotels performed strongly and net property income rose 4.1% amid stringent cost measures. The stock is down 1.5% at $0.98.

Ascendas Hospitality Trust (A-HTrust) reported a distributable income of S$12.5 million for the third quarter that ended Dec 31, better than the S$12.1 million it predicted in its prospectus.

The stapled group, which listed on the Singapore Exchange in July last year, said on Tuesday that gross revenue for the period was S$51.4 million, 2.5 per cent lower than it had forecast.

This came down to the softening of the Australian economy and a weaker Japanese yen against the Singapore dollar, although it was slightly offset by income from a newly acquired hotel in China. A-HTrust's portfolio comprises seven hotels in Australia, two in China and one in Japan.

However, it was able to achieve a net property income of S$17.1 million that was 4.1 per cent higher than its forecast as it pursued cost savings initiatives at its hotels

i got  Ascendas Hospitality Trust  (Q1P.SG),  with  Biosensors  (B20.SG) its healthcare pick. but then they do not seems to grow...... even  contracted

Nomura tips Singapore equities face a subdued 2013 outlook, forecasting single-digit returns as economic restructuring drags earnings and as a sharp property-market pullback could undermine returns.

 

It views consensus estimates for 11% FY13 market EPS growth as too optimistic. But it adds, the market is “not expensive” at 1.4x FY13 book value vs its 1.7x long-term average and at 12.5x FY13 P/E vs its 12x-18x 15-year range.

“We are Bullish on conglomerates as we see the sector generating steady earnings growth that can support dividends. We are Bearish on gaming, given the strict policy regime, while developers are likely to underperform as fundamentals deteriorate. We are Neutral on banks on valuation grounds, while telcos and S-REITs are supported by dividend yields.”

 

It tips companies generating more earnings overseas than domestically and with defensive dividend yields, favouring Keppel (BN4.SG), Sembcorp (U96.SG) and ST Engineering (S63.SG). It likes Jardine Matheson (J36.SG), noting mostly ex-Singapore earnings.

 

It likes SATS’ (S58.SG) and ComfortDelGro’s (C52.SG) steady earnings and yields. It tips DBS (D05.SG) and Keppel Land (K17.SG) for attractive valuations and North Asia optionality.

 

Among cyclicals, it prefers First Resources (EB5.SG) on Nomura’s positive CPO-price outlook, and likes Bumitama (P8Z.SG). Among S-REITs, it tips Ascendas Hospitality Trust (Q1P.SG), with Biosensors (B20.SG) its healthcare pick.

is this same as constituent of the Straits Times  Index which mean the end of the day STI up or down depend on them right?

Sorry I sold off MLT some time ago, didn't get eh dividends, I got into Far east HT at  .985 near IPO price. Today close at .990

When fiscal cliff is settle, it will cheong above 1.1. the recent high was 1.06 just only recently. 

This counter got great upside.

This is excellent counter, juz as Mapletree Log Trust, I bought .885. Presently moment MLT pass 1.1. Peak was almost 1.2 recently. This counter will also pass 1.2 over time. Cheers ....Smiley

Ascendas group very strong and promising. Good to accumulate and this is steady income and although slow capital gain, it won't disappoint you over time.

Bought 50lots at 92cts this morning 7 Nov...long term will surely cross $1..like the Maple Tree group,Ascendas REIT,SABANA,etc..1.23cts dpu per 1000shares..in view of the low interest fd rates..this is  agd counter for yield and capital gains-slow and steady
