This deal brings its European portfolio to 64 properties and almost 8,500 units
 
[SINGAPORE] Real estate asset manager   CapitaLand Investment&rsquo s   : 9CI -1.13% wholly owned lodging business unit on Friday (Oct 17) announced that it has signed seven new properties in Vienna, Austria, and in Seville, Spain, through franchise and management agreements. 
 
The new signings bring Ascott&rsquo s European portfolio to 64 properties and almost 8,500 units. Globally, the group has more than 1,000 properties and 175,000 units.
 
Describing Europe as a &ldquo cornerstone&rdquo of Ascott&rsquo s global growth strategy, chief executive officer Kevin Goh said the region offers a &ldquo resilient, high-yield market underpinned by strong tourism fundamentals and fragmented supply&rdquo . He noted that a significant portion of quality assets remain unbranded in Europe. 
 
Ascott&rsquo s five signings in Vienna extend a partnership with property developer VIE Trust Real Estate Group, with which it already partners on three properties under the Citadines, lyf and Somerset brands. One of the new properties in the Austrian capital will be under lyf.
 
The two Spain signings mark a continuation of Ascott&rsquo s partnership with Forty Management, with which it manages a property in Bucharest, Hungary. One of the new properties will be under the lyf brand, and the other, the Somerset brand.
 
Both Seville properties will be part of the 12.5-hectare mixed-use mega project, Lagoon City Seville. The resort development &ndash set to open at the end of 2028 &ndash will include residential apartments and villas, a convention centre, as well as recreational amenities, restaurants and bars.
 
Patricia Goh, CapitaLand Investment' s CEO of South-east Asia investment, says healthcare activities take place physically and often require real estate, which is " an area of tremendous potential for us" .

Ascott&rsquo s new signings carry on its push across Europe. On Thursday, it opened lyf Gambetta in Paris, France, its third such branded property in the region.
 
Ascott is set to open three lyf properties in the UK next year. One will be at Chelsea Football Club&rsquo s London stadium, and the others in Manchester and Glasgow.

dig deeper and you&rsquo ll see that core earnings are shrinking: H1 profit down 13% and revenue plunging almost 25%, largely because they&rsquo ve sold off income-generating assets and lost recurring contributions from those properties. That&rsquo s not growthz. that&rsquo s cannibalising the portfolio to make the books look cleaner. The problem is that the fee-income business, which is supposed to replace those property gains, hasn&rsquo t scaled up enough to fill the gap. You&rsquo re basically watching the company transition from being a real-asset investor to an asset-light fund manager, but in the middle of that shift, the engine making noise.

 

Critically, the  dividend payout ratio is way too high for their earnings trajectory.  CLI is still paying out generous dividends even though profits are declining, ie.   warning sign that they&rsquo re using past cash reserves or asset sale proceeds to maintain yield and keep investors happy. That&rsquo s not sustainable when the cash flow base is shrinking and markets are soft. 



U can see for yourself the momentum is down (last 3 peaks are lower, even support is getting lower).

I imagine they are thinking of creating a new fund and flipping these assets into it as a seed.

There is risk in this strategy of course if the assets they buy are bad or if the IPO markets close. In both cases they won' t be able to sell the assets at a profit.

Now @2.65.  It looks like short term correction has bottomed @2.63.  Likely to bounce back to $2.7 soon.
