data center besides the basic of protection from fire, flood and power outages. think power is a main concerned. like singapore not able to have more data centers as no enough electicity. not to forget that datacenter being hot business others are also building new ones with better things. so not wrong for the report to say older one has some limitation to competitions.
however the reported price of 190 is over pessimistic as the current rent are low. no do datacenter can convert to others. and they already have success in one.
one report that projected the most pessimistic case of the 3 data centers not likely renewed and cannot find replacement tenants also have 13.2 centes dividend. at reinvest dividend price of 210 cents that will give 13.2/210 = 6.28% . if price really drop to 190 will give yield of 13.2/190 = 6.9%.

After several days from the Deepseek selling incident, Nvidia and other AI stocks already climbing back nicely, and likely will continue to climb, probably even hiigher than before later on.
How else can they collect when everyone is holding on to it tightly.  Downgrade isn' t it ?  Lol.
MIT asset portfolio is getting more interesting with further expansion into data centres, and its hard not to receive attention.

Exactly, this is the game plan.
But to talk up this share, we need some ammo. Like interest rate cut imminent! Like interested party want to do a take over etc ...
But for now, it is going towards 1.95

Same dirty  tactic to talk down the share price to bottom fishing a massive numbers of shares then talk up the share price again.

BUT would u want to go against JP Morgan? It has a good track record..
I talking about FLCT.. very accurate.. they say FLCT TP is 85 cents, the share price
of FLCT dropped from $1.x after their report and now around 86 cents

plus they target which is so deep cut for a drop of 4% dpu.

JPMorgan cuts Mapletree Industrial Trust stock rating to underweight By Investing.com
On Monday, JPMorgan analysts issued a downgrade for Mapletree Industrial Trust (MINT:SP) (OTC: MAPIF) shares, moving from an ' Overweight' rating to ' Underweight.' Accompanying this downgrade is a price target adjustment to SGD1.90, a decrease from the previous SGD2.50 target. The revision comes as the analysts forecast a potential decline in the trust' s distribution per unit (DPU).
The analysts at JPMorgan anticipate a yearly decrease of approximately 4% in DPU over the next two years for Mapletree Industrial Trust. This projection is based on expected vacancies in the trust' s data centers in the United States and Singapore, which could account for 5-6% of its revenue. The new estimates mark a departure from earlier expectations, which had predicted a recovery in FY26 DPU due to positive rental reversions and recent acquisitions in Japan.
Despite the trust having surpassed earnings estimates for the past three quarters and maintaining stable DPU performance for the first nine months of 2025, JPMorgan suggests these factors are overshadowed by the potential decline in DPU. The downgrade reflects concerns over the aging and smaller scale of Mapletree Industrial Trust' s U.S. data centers, as well as the risk of obsolescence, which investors have raised as an increasing challenge.
The lowered price target and rating downgrade reflect a more cautious outlook on Mapletree Industrial Trust' s near-term financial performance. JPMorgan' s analysis indicates that the trust' s current trajectory may not align with the more optimistic views held previously by the market and the firm itself. The report suggests that the trust could face further de-rating if it becomes more difficult to counter the obsolescence risks associated with its properties.
