Yes, Ascott did better this round. But I did not understand the Ascott subtractions for swaps and the such so much.

The 4 cent prediction did not age well. Should have bought Ascott trust instead.
  Hopefully with the China-Singapore visa free and rate cuts this year , DPU can start increasing again

Except for occupancy down a bit, RevPar was up.  I thought the higher RevPar would have compensated for the lower occupancy or its also factored into that. Need to wait for the analyst reports now.

Disappointed but if u look carefully, still not that bad compared to 1H23. I think 2H22 was a pent up one-off

After the news was announced, the search for air tickets and hotels doubled, and the orders of Chinese tourists to Singapore during the Spring Festival increased by more than 14 times.
  According to China CCTV News, representatives of the Chinese government and the Singapore government signed the " Agreement between the Government of the People' s Republic of China and the Government of the Republic of Singapore on Mutual Visa Exemption for Ordinary Passport Holders" in Beijing yesterday (January 25). The agreement, signed on Jan 25 by officials from both sides, will allow ordinary passport holders from Singapore and China to enter each other&rsquo s country without the need for a visa, and for a stay of up to 30 days.
The exemption was announced in December 2023  when Deputy Prime Minister Lawrence Wong was in China for an annual top-level meeting between the two governments on cooperation and joint projects.

If it is really the case of a 4+cent dividend for the HY then that would be pretty attractive.

The Outbound Prospects
The pandemic&rsquo s impact on the outbound travel industry is evident in the registration of new travel-related companies. In 2019, China saw nearly a 10-year peak in new outbound travel-related companies, at 33,500. The number dwindled and even with a rebound, only 26,000 were added in 2023. There are now 118,500 outbound travel-related companies in China.
China outbound tourism is expected to continue to grow in 2024, as foreign visas become more accessible and pre-pandemic flights are restored.
Countries like Thailand, Malaysia, and Singapore, which are waiving or planning to waive visa requirements for Chinese tourists, are among the top destinations based on booking data, notes Boon Sian Chai, managing director and vice president of international markets for Trip.com Group. It&rsquo s a point he had highlighted while  speaking at the Skift Global Forum East in Dubai  in December.
&ldquo The search volume for Singapore on our site jumped 80% the hour after the announcement that China and Singapore would soon put in place a 30-day mutual visa exemption,&rdquo Chai said. &ldquo Our outbound hotel and air reservations in the third quarter recovered to around 80% of pre-Covid levels.&rdquo
Any estimates on the FY 2023 year end dividend?  I am looking at the 4 cents to 4.3 cents range, given the reopening of Grand Copthorne ballrooms, and the reopening of China travel, compared to the 3.59cents in FY 2022 year end dividend.  About 20 per cent higher.

As interest rates begin to fall, and fall they will - several things will happen that are going to be very positive, as (1) growth will resume, and so will tourists budgets to travel and spend and locals F& B budgets, (2) interest expense will fall and REITS will have more income to distribute, DPU will rise (3) the spread between bank deposits and T-Bills vs REIT dividends will grow in favour of REITS, hence some substitution effect (4) potentially the SGD may weaken, if inflation becomes less of an issue, attracting more tourists. So, I am positive.  Especially as the replacement costs of hotel rooms continue to rise with asset inflation.  Am positive going forward.
