Aims Apac Reit H2 DPU rises 4.1% to S$0.0513 on higher rental, recoveries

For aims amp, I expect it to maintain its high occupancy and rental. Income expected to rise as rental goes up. Can hibernate through summer. And salmons will arrive late summer..

If ?all income sources remain intact?, there will be a definite growth in the dpu payout with dropping interest costs. But now? will lower interest rates be able to cover the loss of income

AIMS APAC REIT sells 8 Senoko South Road to tenant Sin Hwa Dee for $15 mil
 
AIMS APAC REIT plans to sell an industrial property at 8 Senoko South Road to Sin Hwa Dee Foodstuff Industries for $15 million, which is a premium of 11.1% premium over the latest valuation as of Feb 28.
 
As indicated on Sin Hwa Dee' s website, 8 Senoko South Road is the address of the homegrown foodstuffs producer.
 
" As part of our capital recycling strategy, the net proceeds may be redeployed towards AA REIT&rsquo s growth initiatives, including potential new acquisitions, asset enhancements initiatives and future development opportunities," says Russell Ng, CEO of the manager.
 
" This transaction underscores our proactive approach to portfolio management and our commitment to strengthening AA REIT&rsquo s resilience to deliver long-term sustainable returns to unitholders.&rdquo
 
The deal, which is subject to JTC Corp' s approval, is expected to be completed within the first half of 2026.
 
Following the divestment, AA REIT&rsquo s portfolio will comprise 27 properties across Singapore and Australia.

There is a S$250m perp that resets in September 2026. The cheaper S$150m perp that was raised recently will go towards refi the S$250m before the reset date.

It is likely another S$100m perp will be raised before Sep to pay for the remainder. They probably did not do S$250m in one go because they thought interest rates may fall even further so spread out the debt raise.

There is still some AEI upside in the existing portfolio so AIMS can focus on that before buying new properties. Can still happen of course if they see attractive opportunities.

In the Business Update ann' d recently, the final sentence stated the following :-
AA REIT is in a strong position to pursue accretive opportunities for portfolio expansion and sustainable growth, as strategic investments and sectoral tailwinds in advanced manufacturing, life sciences, and electronics sectors continue to drive tenant demand.

This was what I meant to say !

Great resulta for AA REIT. Hoped they don' t go do another EFR with the coming acquisition. AA REIT' s EFRs are somewhat dilutive to the dpu payout.
