It is quite difficult to assess how much of that has already been priced in as most of the quality s-reits had re-rated recently despite dpu declines. The delta will be how much more the market expects and at what pace as Sep rate cut was almost a given. Seeing media reporting a varied range being forecasted by analysts and economists from 2 x 25bps to as much as 100bps cut by year end!

The market environment is also different though, cost of debt few years back and today is different. From the latest earnings, seems like they are also cutting their deleveraging expectations for this year given the tough market to recycle some of their assets. Agree that this is a good solid blue chip company but lets see where market prices this in view of the confirmation of rate cut by Fed last night
