Going back to my earlier statements extracted from an earlier rep : Commencing August 2017, partial loan repayments in four quarterly instalments of & euro 1.275 million each will be made, with the remaining principal repayable on a bullet basis in July 2018. THis will reduce the Income Available for Distribution by that amunt. Taking the 1Q distributable income as a benchmark, 6.5m Euros minus 1.275m Euros = 5.225m Euros, left for paying out to unitholders starting from the quarter Jul to Sep 2017. A rough calcuation would see a 20% reduction in the dpu, hence 1.440 Euro Cts - 20%  = 1.152 Euro Cts left for payout per unit, all else remaining equal.

I think the coming dpu payout in late-August will nor reflect the above activity yet. But the one next year - YES, surely the dpu will be impacted. Can wait for next year to buy, at ann' t time when the dpu is declared lower,.... for price to become better than the current All Time High.

Lesson can be learn from other reit with low gearing that took bank loan (without burdening investors)to buy properties that is unproductive.

I believe IREIT can command a lower coupon rate for perpetual bond that does not reduce dpu. Depending on right issuance price, duo do not necessarily fall. Relative to sgp, I believe investors will gladly subscribe to any possible right issuance. Their present high gearing couple with good yield show that all loan taken are productive.

Yes,... I understand the quality of the property in Europe is better than what we have in SG in terms of tenure. But is the REIT has limited means to catch those properties, then it would make no difference at all.
Pure Rights Issues will increase  no of units, this has a high chance of not increasing the dpu post-acquisition, or even worse, may lower the dpu,....
A Perp has to offer a sufficiently high coupon to attract purchasers, and higher coupon payments will increase the financing cost, hence, reducing the Distributable Income.
Some REITs with high-gearing really has no way to move, and will remain quiet,  just continuing  to collect rental only. When lease expiries come along, they will hope for the best,...

Ireit provide investor exposure to freehold properties in Europe as compared to sgp short-land lease property. As long as prospect in Europe is growing, it's worth the high gearing and possible rights or perpetual bond issuance.

I-reit properties are in Germany. They may benefit from Brexit.
Distribution has increased since from IPO 2 years ago becuase of last year' s acquisiton and bonus issue. Return is above 8% now.

After many years of REIT investing, one thing I discovered is even if conditions are very favourable in the environment where the REIT is operating in, but if the REIT has too high a gearing ratio, it still  wouldn' t be able to  move to  capitalise on  the opportunity.

So after 4Qs the interest payment will be reduced and DPU would increase again,assuming NPI remains the same?

Some people may just sell the shares as the DPU drops but it should rebound again to the current level again, all else remains constant.

Hence, the dpu will decline, but for a good reason,... Hmm,... how much will the gearing level drop after this 4 qtrs of pay-ups ?
