1st bb accumulate 2nd 2013 year is china counter reborn after badly hit by account scandal and china stock all time low rebound 。 3rd coy the bullish outlook and finally is 4th 3party and 2-3private investor interest in subscribe new vendor share not out yet,,,,,show that isundervalue for china new town,,,,share price.......above 20cts no problem,,,,

 

my avg price 10cts..have been holding more than 3years.was hopi to sell st 20cts.but seems chance quite remote

 

hope so, recent high is 13.6cts, next week announce results

京 華 山 一 研 究 部 主 管 彭 偉 新 認 為 ， 措 施 「 冇 乜 用 」 ， 市 場 原 先 預 測 包 括 第 三 間 物 業 暫 停 按 揭 、 第 二 間 物 業 大 幅 降 低 按 揭 成 數 等 ， 但 結 果 措 施 較 想 像 溫 和 ， 力 道 不 足 ， 仍 未 解 決 供 不 應 求 、 發 展 商 不 積 極 推 地 的 問 題 ， 對 地 產 股 、 投 資 物 業 股 的 業 務 及 股 價 都 欠 影 響 ， 料 資 金 將 重 返 地 產 股 。

凱 基 證 券 亞 洲 營 運 總 裁 鄺 民 彬 認 為 ， 地 產 股 近 期 已 出 現 調 整 ， 或 多 或 少 反 映 政 府 出 招 的 負 面 因 素 ， 但 短 期 內 地 產 股 仍 可 能 面 對 沽 壓 。 至 於 收 租 股 方 面 ， 影 響 亦 有 限 ， 但 租 金 上 升 空 間 或 有 輕 微 收 窄 。 他 又 指 ， 陳 德 霖 稱 「 樓 市 過 熱 對 金 融 風 險 不 少 於 97年 」 為 官 員 保 守 言 論 ， 但 亦 「 差 唔 多 接 近 」 ， 資 產 價 格 上 升 時 人 們 不 為 意 價 格 見 頂 ， 到 利 率 回 升 影 響 可 以 很 大 。


對 於 政 府 將 第 二 套 房 的 物 業 印 花 稅 上 調 一 倍 ， 城 大 商 學 院 教 授 曾 淵 滄 認 為 ， 有 關 措 施 短 期 將 對 樓 價 有 壓 抑 作 用 ， 但 市 場 消 化 有 關 消 息 後 ， 樓 價 將 再 度 回 升 。 他 解 釋 ， 政 府 特 別 考 慮 到 首 次 置 業 人 士 ， 故 不 受 有 關 措 施 影 響 ， 令 樓 市 「 剛 性 需 求 」 得 以 維 持 ， 「 這 些 人 如 全 部 出 來 買 樓 ， 的 確 會 推 高 樓 價 。 」 他 表 示 難 以 評 估 有 關 措 施 的 有 效 程 度 ， 以 及 能 維 持 幾 耐 ， 但 這 次 出 招 的 確 有 助 壓 抑 一 定 需 求 。
