valuation is always an indication only. it is subject to market conditions when one want to sell.
as far as cdl, i can see that they are good at this. fuji xerox redevelopment, central mall, are examples where valuations are turn into real $$$.   
if they can find new partner for the development it will means that the hidden value can be capture early when the property change hand (like enbloc sale) then capture more profit for development as the development and sale progress.
business like yanlord land also got quite some asset with plot ratio to gain. but they like more busy with other things.
listing of their m& c hotel into reits will also realised the value of property for cash. good thing is they still get about 50-60 basis point recurring profit yearly for managing it.
my lousy estimate of usd5b asset managerment will bring in about usd25m recurring income.
there is sale on this share . thanks to all the fear mongers.

All the divestment news, possible NAV after divestment are just on paper n written by analysts who just simply whacked.
