Lendlease giving dividends?
Hi Alanmong, my apology as I just saw this. I would have advise to buy at $0.630 - as I had advised my wife to do so.

Looks like $0.60 is possible
Hi bro LeShramp .. currently I am holding lendlease REIT at 0.715 cent... Currently it drop to 0.630 cent .. iszit good to buy in more now to average down.. or wait till August 11 theirs quarter report then see... Cos I afraid if I buy in now then drop more again .. 😣 😣
Lion Global is one of the anchor investors during Lendlease' s IPO and it is normal for anchor investor to decrease the shareholding over time.
It' s also worth noting that Lion Global manages open-ended funds which its investments in Lendlease could be parked. If its investors exit, they would need to offload investments to provide liquidity even if it is at a significant loss from IPO price. As we all know too well, investors of fund managers are also susceptible to making irrationale short-term decision by exiting when market is down.
One will also notice that the counter could be more liquid and the IPO anchor investors decreasing their shareholdings is good in the long run. Having said that, I may consider averaging down, should the share price drop below $0.60. More importantly, Lendlease is a dividend play for me and will sell when the share price increases beyond my desired rate of return.

I would think there' s a knee jerk reaction to the broader market.
Fundamentally, lendlease operates retail malls which benefit from the rental support/property tax rebate provided by the government via the various COVID-19 support scheme, during the lockdown period.
If you look at the result announcement of Soilbuild Business Space REIT, the impact has not been as significant as expected. In my opinion, I don' t think Lendlease will fall back to below $0.60
It' s a good time now to be greedy when there' s market fear

Hi lesharamp bro .. look like lendlease REIT coming down below 60 cent soon if the market not good. .. for the next quarter results it going to look ugly ... Price will be impact and get hit down
Visited Orchard Road over the weekend. The foot traffic was good despite the lack of tourists. I' m of the view that local shoppers had avoided Orchard malls due to crowding from tourists and opt to hit heartland malls. The easing of CB measures and favorable government policies (e.g. no ERP charges until 26 Jul) have moved some local foot traffic to Orchard malls.
It' s also worth noting that while certain tenants have opted to cease operations, there are many potential tenants that are seeking out spaces with favorable rents and low CAPEX with a near-to-medium term view of a gradual recovery. This would support the occupancy rate
Potential catalysts for:
1. Singapore enters into Phase 3 which will see further easing of measures and increasing foot traffic
2. Re-allocation of liquidity from expensive medical-related stocks to dividend stocks
3. Return of tourists from regional countries (e.g. Vietnam, Malaysia)
My history on this stock:
- Buy @ $0.560 on 14/5/20 Sell @ 0.735 on 17/6/20
- Buy @ $0.655 on 9/7/20 & 13/7/2020 (Target $0.850 including dividend distribution)

Starhill is alot more diversified into other regions like aussie, japan and china but 65% still in Singapore while Lendlease only has 313 and the Sky Italia complex with a super long triple net lease. Held Starhill previously but let go before covid cuz for some reason the price was on a long but slow decline across the years and DPU was not increasing.
Been to 313 the other day after phase 2 and the crowds were there albeit without tourists and Sky Italia made all their payments timely so far (essential service during italy lockdown). Given the retal rebates i expect Q2 performance to be ugly but will recover subsequently. At 0.66 its 25% under IPO @ $0.88 which is very undervalued for a REIT with such strong balance sheet and sponsor, their weighted interest rate is like < 1% or something.

Compare Lendlease REIT and Starhill REIT.
Both are in Orchard Road Area. Anybody has any insight / comment and suggestion?

Can anybody provide some insight into the growth?
Why at the price 0.66 still consider cheap?

Singapore community COVID cases stabilizing
Crowds have resumed in malls, Lendlease poised for recovery (we are not even talking about growth)
DBS July2020 report TP for Lendlease is 0.85
Now it is undervalued and a good price to load dyodd

Unloaded at 72 few weeks back. Reloaded at 66. Too cheap to ignore, overseas properties not affected by covid and still receiving income.
