Sunstantial SH usually know something that retail investirs dont know . They sell , they are sending a magative signal . How to be good ?

s\Substaintial shareholder , LION GLOBAL HAS BENN SELLING , now left with less than 5% , from now on , do not eed to declare their sales anymore .

Morning Open match i sell my MANCT to Macquarie, closing cover back from JP Morgan

 

I observe many small lot buy high to attract ppl buy in, believe they are short it at high and at close push the matching at very low to cover back.

At the same time they buy low at closing, so next they may push it up to sell again. So Monday will be a good day.

 

Many REITs today same pattern.

I would agree that the reit needs to expand/grow/reinnovate to stay afloat. There are many things they must counter: competition, inflation, higher borrowing costs etc. which are inevitable in the future

To me, retail or office,.. parking must be convenient. Take some egs,.. Singapura PLaza (CBD, or near to CBD, more offices than retail) or Rail Mall (Bkt Timah, highly surburban),... all have the convenience of parking. Not everybody takes the MRT there,... but ok,.. if you say it' s for the people around the area. However, for a mall of that size, will just serving the heartlanders be adequate for the tenants to meet their sales objectives ? And if I' m not mistaken,... the next stop for the Circle LIne there is at Expo, right ? Expo Station is more for office-workers and airport-workers, bro,... that was the reason for the Green Line built many years ago.

It' s to connect Joo Koon and JEM to The Airport,... not so much to Pasir Ris and to Tampines.

Look at Tampines Mall,... talking abt Tampines,... despite its size, the carpark is very easy to find.

The portfolio is too concentrated,... just two properties,.. and if you noticed, the landscape and the ecosystem for retail is changing, bro,... in SG,... Tenants want fairer deals with landlords,... govt,..

Emm,... I couldn' t find the parking when I went there,... not enough signboards. If you go to another suburban area like, say Sheng Siong in  Woodlands to buy some groceries, you can easily find the way to the parking area and with a good ezLink Card, you' re all set to go.... but not PLQ. If you do not wish to drive to the sister mall from Changi City Point, you can take a FREE shuttle bus that travels in a loop to take you there, do your banking at POSBank and then returns to CCP with the same shuttle bus. Frequency every 20 mins. PLQ does not have this convenience with a nearby mall. Perhaps PLQ is still new,... I' ll give it this
