Thing is will LL be able to get a loan during these times to make the acquisition ? Rates are favourable, of course,... but the qualification ? How abt the NPI yield of the bldg since it' s still new ?
Emm,... I couldn' t find the parking when I went there,... not enough signboards. If you go to another suburban area like, say Sheng Siong in  Woodlands to buy some groceries, you can easily find the way to the parking area and with a good ezLink Card, you' re all set to go.... but not PLQ. If you do not wish to drive to the sister mall from Changi City Point, you can take a FREE shuttle bus that travels in a loop to take you there, do your banking at POSBank and then returns to CCP with the same shuttle bus. Frequency every 20 mins. PLQ does not have this convenience with a nearby mall. Perhaps PLQ is still new,... I' ll give it this !

I did an analysis.    If it really reaches that price, my advise is dont sell. Imagine their potential e.g.if they let in parkway mall into the investment portfolio (don' t even talk about what Jem can bring).  The malls they own are at the level of capitamall. You would be getting capitamall potential for the little you paid. 
I personally cant see the value in carpark tho. Maybe youngsters can. Hawker + Cinema.  |

I' m keeping an openmnd too,.. Thing is the CEO mentioned earlier that many of their assets are held under funds, and it would be a challenge to persuade the fund investors to divest their holdings before those assets can be injected into the REIT.
Secondly,... talking abt acquisitions, during these times of stress, how are they able to make acquisitions ? The two properties they are holding now must be able to survive this turmoil before we can start to talk abt the REIT flying high, into the leagues of CMT. The unit price is cheap now for a reason.

They retracted their IPO forecasts,... BUT : in the recent business update or financial reporting, they
did not hold back any amt as precuations for CV19 ! This is a big difference vs other REITs out there, incl healthcare REITs (said to be the safest during these times).

Excerpt from your article below : Set to be operational in the second quarter of 2022, the new concept at Somerset, designed by DP Architects, will include multiple event spaces, an independent cinema, hawker stalls, and a food-and-beverage attraction.
Two things in my mind,....
1) Many things can happen betw now and 2Q2022,...
2) Events and Cinemas are targetted as virus-risky locations,... and heavy safe distancing procdures will be exercised,....
