Jubilee Industries plans to acquire a 60% stake in Medini Iskandar in a proposed RTO. SGX Catalist-listed Jubilee, which is involved in investment holding as well as plastic injection mould design and fabrication, has entered into a conditional non-binding Memorandum of Understanding with Jewelstone Properties to acquire its wholly-owned subsidiary, Tenderside Ventures, for RM150 million.
Tenderside owns a 60% stake in Viridea Lakeside, which in turn has contracted to acquire the development project known as Viridea@ Medini Lakeside located in Medini Iskandar, Johor.
The Project, a mixed development comprising serviced apartments, retail units and SOHO apartments, is a short drive from the Second Link connecting Johor to S'pore. It is situated within Medini Iskandar, a 2,230-acre zone within Iskandar, Johor, which offers special incentives for investors.
Viridea will be developing six plots of land, which is expected to yield a combined gross floor area of 1.07 mil sq feet over 8.2 acres of land with an estimated gross development value of approximately RM800 million.
The Project is expected to generate profits of RM300 million of which RM180 million will go to Jubilee.
Any shortfall of the profit guarantee will be made up in cash by Jewelstone. Under the terms of the deal, Jubilee is proposing to issue to Jewelstone approximately 272.7 million new Jubilee shares at 22 S'pore cents each.
On completion of the RTO, Jubilee will control a property developer purely focused on Medini Iskandar, which offers eligible investors certain tax and other privileges and benefits.
Mr Toh Soon Huat, Jubilee sole Executive Director and its the 2nd-largest shareholder.
JOHOR - Iskandar Regional Development Authority (Irda) wants to promote, develop and position Iskandar M'sia as the leading aviation-related activities hub in the region. The aviation industry had always been a sub-sector promoted by Irda and falls under Flagship E, where Senai Int'l Airport serves as the gateway and catalyst for the sectors development.
The development of the aviation sector is very much in line with the high-impact development objectives of Iskandar M'sia. CEO. Datuk Ismail Ibrahim said Iskandar infrastructure meet the demand of the regional aviation growth. Ismail told StarBiz.
With Albedo proposal for huge success in it Iskandar play, all tax n fee increases is taken into consider liao.
Jubilee can oso tap on into Iskandar play...Just wondering BBs collected enuff or not??.

Why I like Jubilee
Transformed to a J capital new business concept in investing unlisted or listed equities. Meaning it became a investment holding company. This is similar to Asiasons Capital kind of business
The existing moulding business is not doing well. I foresee them to dispose this moulding business in the near term. Company roped in Mr Toh as executive chairman for his investment experiences.
Incidentally, Mr Toh became one of WE holdings SSH overnight in his personal capacity.
J capital has a paid up of $5 mil dollars. This should be able to attract lots of bank fundings as their acquisitions start to pay off. I believe more placements need to be done for Jubilee to gather more funds because being a investment holding company, there must be cash to invest.
The higher the share price, the more cash it can raise to acquire more small companies with growth potential.
I see this as a high chance to follow Asiasons Capital footsteps.
Lets see what Mr Toh can do about it.

added info, Dr Toh of Jubilee invested into WE Holdings on a personal capacity as a placeee. I think the stock price of Jubilee may see some upward swing today. Let's hold tight and see it happens.
