1H2019 DPU 2.011 2H 2019 DPU 2 1H 2020 DPU 1.359 2H 2020 DPU 1.441 1H2021 DPU 1.554 2H2021 DPU 1.433 1H 2022 DPU 1.36  (exclude non recurring capital distribution)  with the enlarged shareholder base due to the merger with ARA Logos in April, higher interest rate and sale of assets (loss of income), will DPU in 2H2022 be lower than in 1H2022? DPU was > 4 cents back in 2015-2016 Cambridge days, almost 30% fall from then  leverage already > 40% and the land lease of some properties less than 11 years  and continuing to decrease....   |

They will need to increase DPU over time, to instill confidence. Otherwise, it will be seen as a stale and forsaken REIT.

Agree, so next Wed morning their results will be out. BUT their DPU has been increasing for the last 3 quarters. So we will see how it goes on Wed morning. Based on my own research, their DPU is not shining at the moment is because there was a preferential share offering in 2021 and that dilute the base so DPU dropped from 1 cents per quarter to around 0.72 cents. The money generated was used for AEIs and redevelopment. And the AEIs are only completed recently and majority will only be completed in 2023 to 2024. This happened to Sabana reit last time. Their results were not too good from 2019 onwards so their share price also not doing well.  Until in 2021, the Newtech park AEIs was completed and their DPU improved along with their share price. So I foresee the same happening to ESR-LOGOS. Once the AEIs and the new overseas properties start contributing we will see the DPU back to 1 cent per quarter and then improve even more. But must wait till 2023 at least

They need to show a good solid set of results with growing or stable DPU, and not just spin stories of hope and the future.  ARA Logos Trust was able to do that, but I do not yet see this from ESR Reit. | ||||

Is better to DYODD and then refer to latest expert analysts' reports and form an opinion urself rather than listen to some ignorant sabotage king who does not even own ESR-LOGOS con artist trying to talk down ESR-LOGOS with some hidden agenda. There are shortist around to spread false rumours and information in order to cause panic. So do watch out for them. Cheers

Since you say 7% still low. Now at 9% is already quite a bargain considering their AEIs completing in the next 1 to 2 years and will see dividend all the way up and in the process, NTA also goes up coupled with their disposing of low yield short lease properties into freehold properties overseas. Not surprised to see the DPU at 4 cents per year which translates to almost 13% yield in the next 2 years http://www.dividends.sg/rank/reit ![]()

Still looks too expensive if compare to Manulife at 13% apy right now, according to SGX, ESR apy yield now only 7.3%. This kind of yield used to be the domain of crypto stablecoins. Seems like US FED want to play merry go round with these various asset classes. Is it coz they can earn commissions and generate trading profit on these mega multi-billion dollars asset transfers?

The rising interest rate environment makes it harder and harder to sell any property at a good price as buyer also needs to finance. DBS has had a 50 cents TP since July 2021 when ESR REIT share price was 0.45. And the only thing that has happened is that the share price fell > 25% since then to 0.33  ![]() ![]() ![]() DYODD instead of just listening to the brokers   |

Even if increased interest rate, ESR-LOGOS is growing and this offset the interest increase. Buy no scared, Scared no buy. Wait until FED starts reducing interest rate due to recession, too late.  By that time all reits already shoot to the moon. BUY when everyone is in panic mode. TP 50 cents by DBS AFTER accounting for higher interest rate

now market so bad even powerful Keppel DC reits or Capitaland reit all droping like durians what.  Wait until market recovers and ESR-LOGOS profit starts to jump lo from all the actions they are taking.

If you would have held ESR REIT for the past 3 years you would be down 25-30%    ![]() ![]() ![]() We still not including what will happen if the short lease life properties in the portfolio are not renewed |

well guess who is getting good commission in helping with the placements?  ![]() interesting that the shares has generally traded down after all their reports maybe should also check the target price that these brokers gave to Eagle Hospitality  ![]() Investors should do their own DD instead of just blinding trusting these reports   |
