Sorry folks, forgot to change the month, updated liao. Data is from URA market data. They published every 15th of the month to reflect the previous month sale. Very useful index. Think for 2019, Oxley will sell approx. 1000-1200 units for their singapore residential properties. Quite credible, they should be among the top 5 singapore property developer for 2019, in terms of sale of singapore residential properties. Cheers :)   |

You are right, whether diamond or stone, it depends on the polisher.  But Oxley' s unsold units (and GDV) is at lower costs compared to many other developers....

You are seeing diamond in stone. Unsold units and GDV are not realized value. I see them as liabilities until sold and developed.   |

From their corporate presentation slides, Oxley has $2.5 billion of Singapore projects and $4.5 billion of overseas projects to be launched  over next 2 to 3 years. And a further $16.5 billion of GDV remaining and a strong track record of executing projects and debt management, next 2 years will be more than " interesting" .

Nothing is forever or certain la. But when a plane is overloaded with baggage (uncompleted and unsold projects), it can never lift off. This is the case with the company. Incidentally, Ox dollar is also down against S$.   |

Not very familiar with the counter - but its headline results were posting -ve YoY net profit and market cap < $500m. Perhaps why the deep discount.

Uh..  Stocks like Tuan Sing with even more blue chip office and hotel and commercial assets trade at like 40 per cent of NAV (and even more extreme for RNAV), and still languish at low prices. Oxley is no different.  We have a lousy SGX market and the most distressed valuations.  Fact of life.

When the cash starts flowing in and adds to NAV/book value, the stock has to re-rate or else it trades at deep discount It can' t be trading at 50% NAV unless assets or industry is distressed like O& G sector. Overseas properties only book earnings/cash flow accrus when it is completed whereas in  Singapore with progess payments ~40% of cash/earnings come in once TOP. Next 2 years will be interesting for this stock.  There is incentive for Oxley to declare dividends once cash comes in and they redeem/refinance their debt - the CEO and co-CEO collectively own ~70% of the issued shares outstanding. It will be a big payday for them. They did so in 2014 as well when a wave of their developments were completed.
