Value investing = more than 2 years horizontal. Within this 2 years, u wun look at the share price, u wun be selling unless some BBs decide to fly ur counters . So value investing 2 to 3 years  vs trading 1day to 3 mths. CES = value investing |

If u look at Hock Lian Seng at the end of 2014, share price was 28 cents, NTA was around 25 cents. Everyone knows there will be 2 industrial building TOPing in 2015 , Ark@ gambas and Ark@KK.. And everyone knows when the 2 building TOPs, the NTA of HLS will rocket. But is only when the TOP actually occured in the 1st half of 2015 did HLS share price started to race towards the NTA. Same for Chip Eng Seng, we all know it' s RNAV is much higher but is going to take a few years. Usually most investors  have short term view and would not be vested so soon as one factor we need to take account is opportunity costs. So if u have a 2-3 years holding power and  view,  and u do not want to trade in shares anymore, then CES will be the choice for u to park u $$$ in. But if u are thinking short term and u want to buy and sell shares with a timespan of say 3-6 mths, then CES  may not be suitable becos the share price will be sort of slow but steady type. But the problem now is all those long term investors must have already bought CES and keeping the shares for long term views. So we cant possibly have long term investors coming to buy CES everyday, thats why the share price is quite stagnant. CES cant be compared to shares like Yuuzoo or Ezra where the nature of the trading is short term and u can attract huge volumes everyday becos is basically in-out operation everyday. Thats is my view on why even though CES RNAV maybe $2 but share price is still sluggish. But dun worry, if u can hold on to CES for 2-3 years, the share price will slowly go up as more and more profit are recognised progressively. Cheers |

Without considering all the aussie projects, the RNAV of CES is set to hit $1.80 when High Park Residence is completed in a few years time. This RNAV should not be subject to much discount because profits are almost 100% locked in because High Park Residence is already ~90% sold.   If TM and other aussie projects profits are included, RNAV is easily more than > $2.00. When Mr Market " mis-prices" CES, it is best time to accumulate. By the time, Mr Market " right-prices" CES, it would probably be more than $1.20. |

Lately, I came to the conclusion that one reason for this baby not growing is the uncertainty hanging over the TM project.  But seems a good chance that they will overcome the legal challenge.  If that is settled in their favour, say in a few mths, my gut feel is that px will chiong again.  I also believe that, with the local economy needing a boosting shot,  likely that infrastructural n constn projects might be accellerated, n this cld be positive for coys like CES, LB, KSH n HLS.  Another boost for constn which cld help the economy is through some rejuvenation of the property mkt.  Thus, my oown view is that there cld be some tweaking of the PCM (property cooling measures) within the next 12 mths.  If so, this again cld be positive for the aforesaid coys.  I' m not vested in CES now, but might take the plunge again cos  the situation  seems to be getting brighter gradually.  DYODD though.

Good observation. Both holding 25% in the Vietnam investment so must be a good deal for the overall JV for the rest of the listed co.  |

most probably due to the property market sentiments i guess... compared to other property stocks, this one got depressed the most for no reason after dividend was distributed, probably that explains the stronger bounce back most imptly, CES has strong fundamentals, and in the long term view, i' m seeing the demand for property back up again

Yes interesting at $0.705 ! Another attempt to break up ??? But volume still low. If can hold above $0.71/0.715 at more convincing volume, next targets 0.75 then 0.80. Tried to do that last Tuesday without success.     |

Interesting. This one and Lian Beng.... shows strong balance sheet. NAV  and  EPS  are up YOY. But price/NAV is down YOY. What is a reason? Though I am vested in this, wish to know reason. Anyone can explain. :-)

I seem to recall there was supposed to be some proceeds from the sale of some properties in Victoria Street (Melbourne) to be recognised in 2016 too?  Cld be worth a few cents a share?  This seems a very undervalued stock.  But I am no longer vested cos of the way the px has been pinned down.
