I used to give long boring lectures. So let me try again here. REITs as an asset class is almost destined to be the next shoe to drop in Singapore. Imagine ... yield hungry, middle-aged, not-so-financial-savvy, very high per capita GDP population, our " world class" toothless SGX (also goes by the nickname I give - Mr Caveat Emptor), some good companies ... and a bunch of vultures living in the same space for many years and we expect nothing bad is going to happen? A REIT is formed from some collection of property assets. It is like a closed-end fund where the manager collects fees. Unlike a closed-end fund, REIT regulation is nothing compared to fund management. World apart. If so many companies (S-chips, Noble, etc) can get away with years of not-so-proper financial accounting audited by reputable audit firms, it is unimaginable that everything is going on right in REITs. The same auditors, same valuers, same regulator, same type of " independent" directors ... will end here because I need to spend my weekend more productively. Appreciate comments, including negative ones but don' t make it personal attacks.

I learned the hard way too. Remember this, avoid anything Lippo. I' m not saying this will go to near zero. Maybe you can trade it and may recover your losses eventually. I' m sure some may disagree with me saying avoid anything Lippo. We all have our views. It' s a bit like playing a game where the odds are against you so that you will lose over time. Some may win and then they think it is ok to play. There are also other names in SGX related to some Indo groups that one must learn to avoid. I used to laugh at some old folks giving me their advice. Once I stopped putting money into stocks related to certain persons or companies, the gains elsewhere will eventually be large enough to make me take huge losses in such names.

This news was dated JUne 12, 2018,... and two months has passed since then. I recalled reading somewhere that Lippo Group has divested one asset, called the Puri Mall to help  pay down some debts,.... many events would have taken place since June 12. If  LMIRT buys from sponsor, LMIRT pays sponsor - I think no  issue here, provided the valuation is favourable vs the  acquisition price,  and the asset has all the other positive qualities as in yield-accretiveness, etc,... but don' t dump some lemons onto LMIRT-lar,... the back-end matter that needs to be aware of is the rental-collection after the acquisition.  How is the AR reading in LMIRT" s books till now ? |
