If that happens though, much of the void wld very likely be filled by ones from the PRC.  I don' t think I' d be very pleased with that !!!!

OX and other prop developers should just exit SG market for good after they clear their stock and let everyone stay happily in their HDB flats. HDB flat will then be the only new supply. No more new private condos. No more risk. Then Chenghu can cool whatever they like after that. | ||||

I believe it was 60percent previously, but that could be with higher margins. OX bought their lands cheap - think they have room and space to slash prices, but other developers may not like that.

As a guide, and as told by a developer friend, a project, at normal pricing, has to  sell  80% to break  even. If you drop the price, the breakeven % will go up. How many of Oxley projects have attained that?   |

If you follow transaction volumes - they are actually selling a lot of their Affinity and Riverfront units recently because of the new Central Region Line. New MRT stations are walking distance away. Quite heng for them.

WHen I enblocked 10 years ago the first thing I did was buy freehold landed with a nice big garden with my profits from enbloc sale. History repeats bah.

I think it' s a qn of reasonableness.  Furthermore, if u look at the way the LOi was framed, it lollowed the lines of a property transaction option.

Just do a comparison of all the land banking activities over the last few yrs.  Where have px headed?    Yes, mkt might be impacted by cooling measures for now.  Then look back at 2013-16.  Same inaction.  What happened after that?    For me, history will repeat itself.  Those who wait n wait will keep missing the boat.  For ox, which ' chionged' for land early ard 2017 n 18, they are likely in a better position to jostle for mkt share.  N that shd be fairly much to their advantage in a dour mkt.

Well at least they get to keep that 9 mil deposit for free.. lesson for them .. next time ask for more deposit ie 5% deposit..ie if prop price is 800 mil.. deposit is $40 mil.. | ||||

That is why price dropped from above 60c to current 30+. But that was in the past.. things are getting better now.

Ox can always find other interested parties for the two hotels. May be can even fetch better prices. They really need to conduct more due diligences. Me support any price below 40 cents. | ||||

Oxley stayed at $0.28 range for a long time, even with active buying by major shareholders at one point in time. It moved on news of LOI for Steven Rd assets earlier and later EOI for Chevron House. With LOI cancelled, the only hope for a rally is EOI, but the big price tag of $1B+ and the cancellable deposit do not argue well for a successful deal.   |
