Dont too.worry about the div cut...even if ces cut...it just a temporary....will.give more.after yishun and aust.proj.....the % of div cut is not high....just overall market very weak....and ces next div payout is may 2016

No point buying at 80 cents if the company cannot maintain the 4 cent dividend rite?? if the property sector  is going to be at the start of a long term downward, then property counters have a long long way to go to correct downwards?? Can anyone here help to analyze? |

Media always like to generalise n sensationalise.  But like I said which business does not have risk.  Can anyone recommend an investment without risk.  If u look at HP Res, they still got six yrs to go before QC penalty kicks in.  By then, who knows, properties cld be selling like hot cakes again.  Tender low px, sell low still can make $$$.  Anyway, they also do the constn n earn $$$ from it n are better placed to manage cost better.  I' m not bothered n not scared at all.  Period.

For a mkt to exist, there are sellers n buyers.  Sellers we can say short.  But buyers leh ...... So, if no one long how come got sale done?

if rate increase , it is also gradual, little by little, it wont effect so much till maybe 2 years later,. I think property is still a buy for me,  I believe Fed will rise rate at end of the yr, GDP is lousy, so is most data. I think rate will only cause harmn in 2017. |

Square Foot Research added, &ldquo The price in the primary market, however, is noticeably lower than recent transaction prices in the secondary market on a per-square-foot basis. With more than 80 percent of the units sold, the developer should have profited from the development and may not see the need to reduce prices immediately. The estimated fees payable to extend its deadline to sell also does not appear to be substantial.&rdquo Under the Residential Property Act&rsquo s QC rules, all developers with non-Singaporean directors or stockholders need to obtain their private housing projects&rsquo Temporary Occupation Permit (TOP) within 5 years, and sell all units within two years thereafter. Failure to comply with this timetable would result in developers forfeiting their banker&rsquo s guarantee of 10 percent of the land purchase price. &ldquo To extend the deadline, developers will have pay an additional 8 percent, 16 percent and 24 percent of the land purchase price for the first, second and subsequent years respectively. The amount is pro-rated accordingly to the proportion of unsold units,&rdquo the report said. |

We all buy share got risk so don' t buy, especially sgx mkt.  Wait all money kena makan by chng kay.  Better put money in bank, at least got 1% interest a yr.  But bank also not considered completely risk free.  Or don' t touch CPF money.  Garment guarantee abt 3% interest risk free or at least risk is lower than bank cos no guarantee.    That' s the best right.

Aiyah, all business sure got risk one.  Businessmen with experience n good judgement n good track record take risks got more chance to succeed one.  If no risk how to make $$$.  Construction got risk, don' t tender. Hotel got risk, don' t open, property got risk don' t buy land to build.  In the end profit sure negative cos still got fixed costs to pay.  So, the biggest risk is don' t take any risk lah.
