Cooling measures are just ways to slow the rise of properties price. But inflation already sets in. Price of properties will not go down but will instead slowly rise up with the ever increasing land costs, material costs, budinging cost, logistics and manpower costs etc.  Propnext and Apac will still be earning money

reality is agencies will fall flat due to cooling measures to help sporean own homes and avoiding foreigners owning more homes in spore. At this price offered, is a way out for the shareholders sooner rather than later, IPO was 0.66, with past dividends, those early shareholders should be happy with this offer wealthy foreigners been buying multiple homes when ABSD was 20%, it did not deter them from buying more even at 20% for many homes, our Govt is careful to assure sporeans that they are the core in their interest.  expect smaller agencies to survive well since overheads would be low. time to get into other reits/developers' stocks

Very fishy transaction.  Controlling SH could have " considered" the offer and waited for other bidders to start a bidding war to get higher returns but they didn' t.  Controlling SG is not stupid but neither is MS, the only stupid one is the BB who pushed the counter to 0.815 prior to the announcement.

smell like some laundering machine clothes not clean enough. era was sold to an indonesian private equity fund. Got listed again under new name. Now unloading some % and as said will wan to go private again.  | ||||

I guess is the low NAV or assets backing the current price. The profits for FY2021 may not be sustainable for years to come imo. Controlling SH is not stupid to sell low to MS if they can get a better price. As always dyodd.

I look at it that small and minor shareholders will not want to sell cheap. And Morgan Stanley will not really want to take it private for now as they will just want to be a major shareholders and some plans on APAC for their growth to benefits them more. Wait for the next dividends for APAC, no sell. | ||||
