I believe UE is a done deal. What we are seeing is the Wayang.        So far, it is 100% retailers' activity on the mkt buying and selling UE shares. This is phase 1. When we enter phase 2, corporates come into play.            Price action would be very different.

Bro, just supposing OCBC sells to Ah Chai at $3.55, Ah Chai only obtains 34 or 36 per cent of UE share, he still need to coax the rest of shareholders to accept his offer of $3.55.  But if UE is worth like $7 buck why would any shareholder want to sell at $3.55? So UE price is definitely gonna go up to $4 at least, and maybe more.

CIMB is not so detailed in the sense that it didn' t cover the China properties.    Frankly CIMB is the only analyst that try to cover UE.      It' s not an easy job to find out exactly how much UE is worth, this is the reason analysts try to siam UE and keep silent.    But knowing this, and having already obtained some figures, wouldn' t it be an advantage for the investor to take advantage of the situation? Why OCBC don sell out to Ah Chai cheap? At mkt price?        Coz OCBC also knows the value of UE.      Why there is a delay since Aug?      Is it because OCBC wanted a higher price? Can only see UE will keep going higher and higher once retailers find out that it is a totally undervalued stock. And of course Lippo, OUE, Straits Trading, etc, they are lurking in the background waiting for the right moment.

Appreciate your view. I am using CIMB' s nov 2014 report as a gauge. Cimb says its Rnav is around $3.55 per share vs it' s current Nav of $2.82. It is fair to say Ocbc and ge could demand at least chai pays current Rnav or premium to it. For me, I am happy to see $3.50 as the first bid and lead to eventual bidding war to gradually increase .

Must add.    Takeover is immune to mkt conditions. Ah Chai wants to buy UE.      How much UE gets sold is not dependent on mkt conditions like STI or DJ or S& P.          It' s how much Ah Chai or other bidders are willing to pay for UE shares. I would think it' s a gd option to long UE now.    While it is still cheap.    Switch portfolio.    UE is going up.    For sure.   |

The buyer, Ah Chai (short for Charoen), he went public in Aug, said he will buy UE.    And then he went underground, totally MIA.    And now, when all the mkts look to be going into correction, Ah Chai, Mr BIG DOLLARS, he let go news that he is doing due  diligence on UE. From Aug till Dec, that' s four months. I can' t understand why  he did that.  Perhaps due to mkt highs and lows, perhaps due to finance, perhaps due to his son or daughter or whatever.        Is this really important? The fact is Ah Chai comes back to buy UE. And we all know UE is really dammed undervalued.  $4.00 is a little low, it has to be for Ah Chai to get hooked.    But if you can get $1 gain, why not go for it?   |

I' ve been a trader, a full time trader from 1st May until  31st  Oct this year. I monitored UE' s price from Aug till now. Tho I' ve loss and won on many shares in SG mkt during these 6 mnths as a full time trader, believe I' ve never lost in trading in UE shares. As a trader, the stability and predictability of price is of utmost importance, hence studies are focused on charts, fundamentals, and news. To share with you, my routine is to wake up at 7 in the morning, boil water for my mother, maybe cook something nice, water the plants, and then full attention is spent on the mkt until 5 pm when it closes.  That was my life for 6 months. Made money, yes it' s possible to make a lot of money.    But one mistake can cost you big time and wipe out all your gains.  This was what happened to me. I would just surmise that it' s not good to make on the spot decisions.    You need to study fundamentals of the company you are buying, look closely  for patterns  in the charts,  try to get news of developments.        I am strong in fundamentals, learnt to be strong in charting.  For news, it' s always an issue due to  the slower speed at which ordinary people receive critical news  updates, but I tried. You know something?  My conclusion now is that in the SG mkt, the best formula is wait for bad news and do shorting when it occurs, which may be once a year.    Don keep any SG stocks for long term. Why?    It' s to do with the economy, our business model.        I don wan to go into details,    It started in 1959, it' s all I can say.            SG don have good solid companies to invest in. But then, why is it I' ve not lost on UE?      Fundamentals, news was what led me to believe UE is a good short term investment vehicle.        If you look at the chart of UE, it' s been quite a stable stock, price movement is limited, and very very predictable. That is from Aug till now.      And now comes the juicy part.    Takeover is about to begin.  Price will spiral up.        How can it go down?    Unless Ah Chai totally gives up, and what are the chances he will give up?    You know his track record, this guy is a pitbull, he bites and does not let go. Now price go up and down because buyers and sellers are you and me, retailers.    Once Ah Chai bites price continues to up and up.                        |

While we talked about Ah Chai, don forget OCBC is interested to dispose of non core assets to anyone keen to take over UE.        I' ve thought over why Ah Chai took so long, and why others didn' t act.  Perhaps it' s because OCBC don want to release UE shares at a low price.  Takeover often results in price offered at a premium to mkt price, well unless the co to be taken over is in a bad shape but look at UE, making good profits quarter after quarter.    And the land bank in China, plus good freehold commercial properties ripe for redevelopment at good locations.        When Ah Chai comes back at this time, the likelihood of a done deal is much higher.          If UE is expensive, why didn' t Ah Chai walk away?    There are other property counters why didn' t he try to buy them out?    UE properties are commercial properties, different from other companies having residential properties and some that can' t sell due to TDSR.        Do you know that TDSR will apply to everyone in 2017, and guess what would happen when all those marginal investors who borrow up to their necks to buy three four condos start disposing them at whatever price mkt will take?      And 2015, many banks may retrench, next year condo price could start collapsing when retrenched  cond investors have to sell out as they cannot service the installments.  Condo prices will  continue to decline till 2017 when all hell breaks loose.      Ah Chai won' t touch residential prop companies.    But UE is different.  UE is in commercial properties. Good props. And China landbank. |

I got in at 2.65, then sold out at 2.7 plus, this went on for some time.    Then price went further up and the lowest price was 2.71, I managed to grab but sold off again when price climbed.  As mentioned, in one day, price climbs and fall back four to five times. At one time, price spiral up to 2.85 and I had disposed of most of my UE shares but kept some bought at 2.73.      After a few months, sellers get edgy and moved the price down so I got a bit more at 2.79, then it went all the way up and up to 2.99. I set a stop loss at 2.89, and horrors of horrors the price went from 2.99 down to 2.88 then went back up again to 2.93 plus.    So all my UE shares were sold off, but I had a neat profit nevertheless.          And then three days ago, price drifted down to 2.89 and I got back quite a bit of UE shares, in fact I increased the holdings, sensing the end is near.  And of course, I prayed very hard before I bought the shares, asking for wisdom and favour.         So all this while, it' s been a retailers' play, Ah Chai don have UE shares.        Once he grabs the OCBC stake, there will be a quick scramble for the remaining shares, hopefully Lippo and others will also join in.    The game is over when the scramble begins, as the price will just keep going up and up.        If I had kept my shares when I first bought at 2.65, the profit already would be 31 cents at 2.96 today.          But the buying and selling also gave me quite a bit of profit over the past months.      Hopefully, the last stretch would be a solid $1.11 gain.    From 2.89 all the way to 4

I think it would be risky for Ah Chai to do a turnaround and go back to mkt to pick up. Because Lippo or some other big buyer can then make an offer to OCBC and there goes Ah Chai' s 36% UE shares.    What I think happened was that he waited for UE E& C sale to be approved by shareholders so that he has one less non property asset out of the way.  He is aiming for the UE properties to inject them into his reits.    Probably has no interest for the rest of the non property biz that UE holds from the WBL takeover.        In the F& N takeover, cash was used to buy up the stakes, Ah Chai doesn' t exchange shares.    When he pounces on a target, he has the cash all ready so no need to talk so much.    Why the price moves up and down?    Answer is simple, it' s the retailers buying and selling.      Sellers are those who buay tahan wait so long.  Buyers are not sure how much to pay.    You look at the MD today, the buyers are quite a lot all putting lower bids, trying to low ball.      There is no shark in the system yet and reason is because the sharks are waiting for the OCBC stake to be completed as that will set the price for the takeover as a start.  If they act now, price spirals up and the big buyers pay more. For the time being, it will be like this.      When I first started buying UE shares, in one day the price went up to 2.80 and drop back to 2.60 plus four times or more.    I could literally buy and sell and make money instantly four times!    Due to buyer and seller indecision and because it' s a retailers' play.

There are 615mln shares outstanding for UE.    OCBC/GE has  roughly 221 mln (36%),  to make it to owning 51%, Ah Chai needs another 92mln shares. If you look at the chart of UE, the volumes over the past months aren' t fantastic, when price dipped it would be a good chance for Ah Chai to buy, but volumes are low during those times.    The volume increases greatly when there is some news, hence it seems to  be  retailers who are  making the price go higher. During the times when there is little news, some sold out, therefore the price drifts within a small range. I know coz I' ve been following the price of UE ever since the news came out in Aug that Ah Chai wants to buy UE. Unlikely Ah Chai has much UE shares presently, nor any bidders who are quietly sitting by the side for price to settle as low as possible.      U see it in National Geographic, before the lioness makes a move, usually she waits very patiently and very silently, motionless for the prey to come nearer and nearer. Hence I believe that Ah Chai will now finally make the move when mkt seems to be correcting so he hopes to get a good price, it could a lot sooner than we think. And price would be $3.50 to $4.    If the retailers hold out, can hope to get higher price.   |

He can offer only for OCBC stakes for the time being, without triggering 30% point. Market anti-climmax. Price drop. He buys from open market slowly below value, without tipping the 30% mark. He then offer for Great Eastern stakes. All these would take months to complete. Investor waiting will be tired. |

Just looked through the MD and saw that price was 2.89 in the morning right up to about lunch time, then after 1.30 the big jump came all the way to closing.    Tomorrow, when people see the news, price could breach 3.00 and head on upwards. See if Ah Chai got any tricks up his sleeve, but if what we think is true, ie UE has got some good undervalued properties in China, other bidders may come in to make an offer.        Their SG properties also have a lot of potential, mostly commercial properties and some freehold title ones.    If he whacked the OCBC shares, those bidding would come into mkt to buy up whatever is available, and this likely would cause price to spiral upwards.    Hence $4 is not impossible to achieve. |

I think Bangkok Post would' nt anyhow report something untrue, and we' ve also been expecting that Ah Chai will take action after the UE E& C sale is approved by the shareholders which was done very recently only.  I guess Ah Chai had some time to study UE and the takeover could be a lot faster going forward. Really think it' s going to happen.    So happy my prayers are answered!  |
