Lippo Group mulls moving Singapore-listed REITs to Indonesia This would be the case if REIT income taxes are lowered. As the Indonesia's tax amnesty is expected to potentially help clean up the "underground" economy, Lippo Group Chairperson and billionaire Mochtar Riady said the group may consider moving its Singapore-listed real estate investment trusts to Indonesia. According to Riady, this should come if tax incentives are made as attractive as Singapore. Lippo has two property trusts listed in the city-state, including First REIT, which owns Indonesian hospitals, and Lippo Malls Indonesia Retail Trust, which holds shopping centers. The relocation would depend on a government ruling on further lowering the final income tax for REITs. ?If the Indonesian tax laws change, then I think it will give an opportunity to property developers to list their assets here,? Riady said. ?Then it would make sense to list our Indonesian assets in Indonesia and the Singapore assets in Singapore.? To recall, Indonesia cut the rate of transferring assets into real-estate investment trusts to as little as 0.5 percent from 5 percent in March to become more competitive against neighboring countries. If you annualised the quarter DPU of 0.85 .... based on the current price of 0.37, it is giving around 9.1%. The DPU has been increasing on quarterly basis after their acquisition of new Malls ... which in the first place caused it to drop from 0.40+ to 0.29 (lowest). Now that the acquisition has been completed .... i' m not quite sure if it' ll go back to the previous low again unless US starts increasing the interest rapidly. The REITs have been going up recently as it is current seen as same haven. At 9.1%, it is among the non-industrial REIT with freehold properties in SGX. Good to hold ... unless you are looking from purely a capital gain perspective, and not from recurring income perspective .... Other good REITs that is not industrial related REIT have already gone up ... and the yield are mostly less than 8%. From the yield perspective ... this still has room to move .... DYODD

Run up  by almost 30% from $0.29. It' s more than 3 years of dividend. Time to take profit. Most of the volume  selling at $0.37 today.

nowaday remisers not really earn money from investing... they trying hard to lure ppl to invest, so that they could earn more commision... especially CFD, they make good money from that~

I bought during ipo and still in the red after getting all the dividends because share price dropped like "lau sai". Just like hph trust. Some sponsors are only interested to earn management fees every quarters. Investors lose $ is their problem.
This whole thing that some bloogers who claimed to be passive income experts is just bullshit. They induce you by showing the passive incomes they made on their blogs but never tell you the paper losses. Then organise seminars, you pay to attend and they will always ask you to buy the high dividend ones. No brainer right? Who dont know? Only a few years later, one day you wake up and do the calculation then realise.... Those few good reits no need to pay high dividend yield but still can attract plenty of investors. You will never find them on those experts' list. Makes me wonder....Only the lousy and risky ones need to entice with high yield. Just beware. |

I think LMIRT has the right of first refusal to purchase any malls from Lippo Group, if my understanding is correct. So far I think LMIRT' s malls are better and more matured ones from Lippo Group.

Hi Pak Eddie, I am very very sure.   I am there again today at Lippo Mall Puri, it is new and just opened around 1 year and almost like 50% empty.   But realised it is not yet in LMIR portfolio when I go through its portfolio.   Sorry to raised false alarm on LMIRT.

Are u sure is very empty ? If yes then should sell the stock! Cause it is claim by lippo they achieve more than 90% occupancy for it malls.
Are they dishonest? Trying to hide somethings?
