You appeared to be very active at night! Noctural! Life is a gamble in itself. There are buyers and sellers. But you right to say people bail out. It is a process of seperating between the weak holders and strong holders. In this case, it is also a case of seperating the believers and non-believers. |

Say price is $2.75, and you hope for price to go to $2.73 before you buy. If it does go down to that level, you saved 20cent per lot or $20. But supposing price remained at $2.75, and the takeover materialises, price shoots to $3.75. You would have lost $1000 per lot by not buying at $2.75. The small price difference is not a deterrent to buying. When you compare it with the potential gain, it is really small change.

A 2 cents or 5 cents difference in one lot is $20 to $50. Whereas, your potential profit for one lot is $1000. See the cost benefit analysis? You throw away $50 to gain $1000, net gain is $950.

hehe, the $2.73 only appeared for a second. I doubt it would drop further, the decline was mainly due to the global market routing, some ppl decided to bale out of shares. Now everythig is so green how to drop further? Unless new crisis pop up. Whether it goes up or down, UE shareholders should be in the money. It' s for those who want to buy in or load up.

I should say, price should not be affected by market. . This is because there is a takeover discussion going on, and the takeover price will be based on the assets of UE at the first round of negoations with OCBC and GE. The revised net asset value of UE is $3.57, market price of UE is $2.75. After taking over the OCBC/GE stake of 36% in UE, the rest of the UE shareholders can decide what price they want to sell to Charoen. How nice to be a UE shareholder, right? Can decide price and too cheap don sell lor! UE is a profitable company with a good collection of freehold and leasehold commercial properties.

The thing with UE is that price is not affected by the market. Which is why it is a damn safe refuge to park monies in this stock and wait for price breakout when the takeover offer comes.

I took the opportunity in the low price to load up more UE shares. It went down as low as 2.73, really unbelievable! I checked the vol is averagy, so it' s just normal selling along with the rest of the declining market.

A $1 profit from holding UE shares for one or two months. Where to get this kind of deal now? If you accept Charoen' s price, it' s immediate profit. But if you want a better price, wait out as price is sure to sprial upwards as other buyers come in. Now UE price is $2.75, to go up to $3.75 is possible and likely. The 6 weeks' due diligence would be over soon. In fact by next week, it would be more than 6 weeks since the discussions began. |

When the time comes, UE should advise shareholders what price to let go to Charoen. But best part is here: Sharehollders is not obligated to sell to Charoen. If he doesn' t get the shares, he cannot touch the properties and turn it into the reit he chooses. Guess what the price of UE will be? This talk about Revised Net Asset Value (RNAV) is really trying to find a base price. The eventual takeover price would be a lot higher!

Once the OCBC GE life stake is sold to Charoen at whatever price, Charoen must offer to the remaining shareholders since his stake crossed 30%. |

Hotel Properties Chart. See the price shooting up when buyers swarmed to grab HPL shares, although $3.50 was offered (against a closing day before of $3.13), the price of HPL was pushed all th way up $4.54). This will also happen to UE as Charoen can only buy 36% and still has to give a price that will please the balance of 64% of the shareholders.

Sorry, made a mistake. If you have owned HPL shares before the offer, you would have made ($4.54-$3.13 = $1.41) at HPL' s peak price. Even if you missed the peak, the price gain would have been tremendous! Hence, I' m surprised pple are missing this gold mine, to me it seems a lot safer to be taking refuge in UE than to buy a " recovery" stock at the prices that move up one day and down another depending on the world events and mkt performance.
