There are three sales, two of which are by directors of subs of UE (not UE) - check if this is correct.    The sale by the Dir of UE could be an attempt to take profit early in case the deal don' t go through.      I think unless we see a substative sales, these insider sales don seem negative at all.      Imagine if directors of UE know the deal is off and they are holding a pile of UE shares (and are able to sell them at 2.82 now), they would be really fools not to do so. They might not even know what is the outcome.    I think this is a safe conclusion. |

coming to conclusion and yet directors selling, meaning sales price not attrative or they trying to trick people to sell lower? aiyaya, why these people must play games, everybody make $ everbody huat everybody happy mah.

What we understand is that Charoen has an ambtition.    Many ppl has tried to figure out whether he has been successful just by adding up the prices of the stocks he bought.        Already this becomes a huge task because it' s not a straightline pro rate. We think he' s buying up parts and putting them together, hiving off the risks and creating a new Reits biz that has very stable income which he would enjoy as a manager of the Reit and passes the risks of fluctuating property prices  of market risks to the reits owners.          So how much would Charoen pay for UE? My take is minimum $3.57.    If OCBC sells below this price, they would need to answer to their shareholders, and OCBC is not desperate for immediate cash since they just have a right issue.        Is UE valued at $3.57?  My take is that it is worth a lot more, and UE BOD will try to move the RNAV up by selling non core assets, they sold the Wearns automotives, UE E& C, and trying to other pieces. Just don' t sell cheap, let Charoen pay a reasonable price for your shares.   |

Believe UE is a part of Charoen' s Reits ambition. We can' t judge by market prices of stocks, as these can go up and down according to several factors including economy, political, etc.    The fact is that Charoen is getting Reits income which is certain and stable no matter how the stock price perform. We need to have a paradigm change.

I still believe he got F& N cheap.      He funded it partially by selling off the APB shares bought from OCBC to Heineken.    A clever man. F His Reits strategy is only partially realised, he  has been buying into different sectors, including  Australia of late.          Reits owner do not have market risks (fluctuating price of properties), their income is fee, very safe and stable.

That time he paid like $9 plus for Fraser and neave shares, but now f and n and centrepoint shares do not add up to the sum now. Hopefully the sum can be pumped up soon | ||||

Whole wide investment world know Khun Charoen will not overpay. He also shrewd enough. Yet OCBC-GE consortium will not let go at low price. Looking at UE itself letting go of E&C arm so easily made me wonder if things should happen in a hurry. | ||||

Charoen seems interested in grabbing as much properties as possible, lately making a foray into Australia. Agree, that UE shareholders should not sell too cheaply.  BTW, I found in the Edge that CIMB raised the RNAV of UE from $3.17 to $3.57.

Let' s also bear in mind that when UE bought WBL, it was for the property portfolio, particularly in the PRC (I think).  So, the deep value probably include the holdings in the PRC whcih Mr C might be eying, but keeping  mum.  But then if the offer is too cheap, like FnN originally, and more recently LCD, some big brothers wld not standby without upping the ante.  The lesson for minorities is don' t sell out too cheap, wait first for the real value to emerge (very painful for me cos I sold LCD, which I had been holding on for yrs at 23.5).

The fear is that OCBC and GE sells too cheaply to Charoen.    The action of UE selling the Wearnes automotives bit,  Orchard Gateway,  UE E& C, MFS tech works well for UE shareholders because the assets are immediately turned into hard cash at market values.        I very much doubt Charoen is after all those bits already sold off by UE, the freehold properties and other UE assets are the crown jewels.      Not only Charoen, but others would love to own them. .      |
