If example Chip Eng Seng sold their shares to a lady boss at $1.08 at only 29.7%,later the owner surpress the share price to let say 55c than launch a RTO to offer 85c , she would benefited from earning extra money  for not need to come out 70.3% for the rest  at $1.08  initially.....

Sorry, I meant " There could be hidden hands behind this counter... etc" .  Sometimes the existing majorities could also be the victim of attacks and hostile attempts to takeover companies.  Short sell companies and syndicates are also often at work.  Things may not be so clear sometimes and the authorties should clamp down hard on any unfair take-overs by hostile elements trying to get in at a super low price, that are unfair to both majority and minorities.

Yeah their sharebuyback patterns and Nuri Holdings director disclosures do seem suspect but I think they were also caught off guard by the sell-off. | ||||

I hope the founders do not take the opportunity to take over this cheap now.  This before the SGX completes its review of the proposed rules for a better and fairer exit offer price for minorities.  If they do, then the SGX must look into any possible acts of unfairness. Anyway, they are hidden hands behind this counter I suspect.  There are many ways for potential suitors to take over a stock, including through accumulation and off market transfers/sales.  It is debatable whether the authorities can pick this up, if at all.

Every property stock has fallen about 30-50% in the last 6-12 months. Oxley is one of the worse hit. Tuan Seng has always been undervalued, for reason unknown to many. This property player is neither here nor there. It just survives quietly in the midst of property boom and bust. If there is a suitor, it would have happened long time ago, so dont hope.   |

w0 325 w1?375 w1 50 w2 30 tgt 345 dn 61.8% - w2 formation is dn 61.8% - this is call w2 formation - w2 formation break if px hit w0 So it is still possible to lose. But the lost is not as great. I have no luck. But u play with % of risk.

You' re right - the last valuation report in January 2018 put the value of R18 at $486million.  I personally think a valuation of $700million is not unfair, ie $2,800psf for 250,000 sq ft. I am not sure if there will be any adjustment factor given that some of the GFA would be for car parks and public spaces like atriums and lift lobbies. Certainly looking forward to the revised valuation of R18.  Freehold land is very rare in Raffles Place area, and the last transactions I recall were all above $3,000 psf for 99 year old property.
